Guest not feeling comfortable, when asked what I can do to make them feel comfortable, they say nothing. ( ? )

I never thought of that, mostly because most guests respect the check in and check out times.

I hope I go back to my happy go lucky guests who’s worse fault is using too much toilet paper. :blush:

I agree about not accepting third party bookings.

Every time I see a post like, I can see why Airbnb say it’s against their T&Cs to accept them.

There is too much risk involved for hosts in having someone who in all likelihood has not seen your place or read your description stay. Risk of there being a mismatch in terms of what you offer and what they want or expect. And because you have no contract with the person staying; you risk Airbnb refunding these guests in full and you not being able to do a thing about it.

Yes I know there are hosts here who sing the praises of third party bookings, but I am not going to risk bad reviews, damage to my place or guests who aren’t a good fit and Airbnb not having my back, because I accepted a third party booking contrary to their T&Cs.

Bottom line is it’s easy for parents of adult children or older parents or relatives to make an account in their name and book through that. That’s what has happened with the last three requests I have had for third party bookings. That way I am covered and the third party has access to information about the listing before the booking is made.

I’ve never heard of any hosts that like 3rd party bookings. There have been a few that have said they’ve accepted a few on a case by case basis and they’ve been okay.

Maybe I was slightly exaggerating when I say ‘sing the praises of’, but there are plenty here and on other forums that happily accept them and not even on a case by case basis, but because they have IB turned on.

Well, forum friends, my guests have left the building. They came and rang the doorbell.
I am so happy! they left the space very clean. They didn’t eat or touch any of the fruit or food or tourist info I left for them. As far as I can see, they used the bed and the bathroom.

I have learned my lesson. I think I will be more careful next time.
I want to THANK!!! :heart_eyes: everyone for all the help and advice. I have learned so much and I am definitely a better host after the stay of these guests.

I never take third party bookings. Instead I ask the third party to get their friends/family to book direct and it’s never failed so far. I cite the reason that in the unlikely event something goes wrong neither of us are covered by Airbnb insurance. So yes, I also find it very strange that Airbnb are supporting a third party booking!

I just say that it’s against Airbnb TOS. If the potential guests look it up, it is there.

I just smudged my entire house and property this morning with sage. Mostly because I’m selling but what with Airbnb as well as all the potential buyers coming through, it’s a good thing to do!

I’m at this very moment am going through the same thing! They checked in today at 4:30, I received an email from Air at 7:30 … stating that guests feel uncomfortable in the neighborhood ( eye roll)
The beach cottage is located in a quiet residential neighborhood. I reached out to the guest, and she states that she had no issues with the cottage, which receives nothing but 5 stars, but the neighborhood wasn’t what she envisioned for her vacation ( BIG EYE ROLL)
I said I would not refund them for two nights, they were planning on leaving in the morning, they were booked for a 3 night stay.
I then thought to myself, do I want to have these Dbags on our beach compound, where I live also, for 3 days? HELL NOoooooo!!!
So I spoke with resolution CSR, and said I would be more than happy to refund them the 2 nights, but their a$$es our leaving IMMEDIATELY!!! 15 minutes TOP!

She also reported that she “ may have seen a neighbor dressed indecently, in the street” MAY HAVE? You’d think you would know if you saw someone walking down the street naked as Hell! (Bigger HUGER EYE ROLL)
Good news= They have left the property in 15 minutes flat! ( sign them up for pit crew at NASCAR)
Better news= they paid $208 for rental rate and additional cleaning fee!
HUGE SMILE ON MY FACE!!!

Here’s a review I received from a guest who booked the same cottage and checked out Monday.
Yeah it’s really an uncomfortable place! Sigh…

I have in my listing that we smudge between guests (like the cleaners don’t have enough to do!!), as I had a guest leave a 4* review because she said that something bad had happened in the villa in the past and I should have smudged!!!

I am not saying whether we do or not - prove it either way…

It’s a ritual burning of sacred herbs, in some cases for spiritual cleansing or blessing

I don’t know what country you are in but in the US you would be just as likely to scare someone away as entice them to book with a claim of smudging. These are the kind of folks who think it’s okay to not serve gay people or object to yoga classes in public schools.

Smudging is the burning of wrapped sage leaves to produce smoke which is thought to be cleansing. The burning of the sage leaves is a an American First People’s spiritual tradition, but you find the custom all over the world.

Sometimes incense is also used as in the Roman Catholic Church ceremonies.

It’s supposed to cleanse the air/location/spiritual essence of the place and brings peace of mind to the person smudging as you get to let go of anything bad, and it all goes up in smoke.

Yep, that’s what I read when I researched it! And if that makes my guests leave me a 5* rather than a 4* because they don’t believe I “smudge”. The damn it, I will “smudge”!
