I’ve done similar this summer and have never been busier. Covid has brought about more closer to home vacations. You’re listing provides a unique experience for those who need some open space away from their SoCal apartments.
I initially just upped my Friday, Saturday, Sunday prices, to gage how things would fare; after I saw that things were still booking I upped my weekday prices … And still, they come in the hottest summer in Phoenix on record.
PS. If there was one thing that I think could make a bigger difference to your bookings and justify raising prices even further it would be some type of outdoor tub or pool. Granted it requires more maintenance but with the heatwave, I see it being a big incentive. I saw these in AirBNB properties in Joshua Tree and I thought they seemed to mesh well with the Airstream and uniqueness of your property.
I added a $20 cleaning charge and put my listing back to one night. I’ve still gotten interest. Unfortunately no actual stays that pay. One woman messaged around 8 pm saying she was trying to book for that night but it said she needed verified ID. It may have been a scam, I don’t know but no way the verification is going to come through for a same night stay. Then I had two bookings who canceled. So I’m hopeful I could get the higher price but even if I can’t I’m just not enthusiastic about busting my ass for Airbnb right now. I guess since I can’t go anywhere there’s no point in working hard to have the money so I can.
If I remember correctly, @gypsy, weren’t you saying you wanted to get a pool? I know a real pool is an expense you can’t see doing now but a couple of stock tanks and deck would be cool.
@HH_AZ that property in Joshua Tree area with the two claw foot tubs reminds me of a Cialis commercial.

I was just talking to my mil and maybe we can install a hot tub between the trailer and the house!! There is a lower private area that is accessible to both. Personally I have my own double ended claw foot tub inside, I would love a cool submerge fountain-spa-ish-pool. Don’t most hosts think that a hot tub is a pita??? Grrr…Maybe I should put a steel drum set out on the rocks… or get a retractable movie screen , but we have no cable…

I decided to experiment with my tour rates, and raised them 20%. I got slightly fewer tours, but no nickel and diming, no haggling, and much nicer passengers. I only made slightly more but didn’t work as hard.
That expensive Airbnb Listing (850 per night…) has sliding glass doors. They say that the door insertion operation has to be very well done if it is going to be towed again. I love your rounded door!

I was kidding about the doors, I am gutting and re-doing the inside, moving the bathroom to make room for a queen bed in the back, it’s a big job for sure.
