Late Cleans: Professional Cleaning AFTER Guests Check-In

I’m often asked for an early check-in, most commonly by wedding parties - but many others as well. I have several creative options that seem to help guests get what they want, including charging extra for early-check-in (they pay for a second cleaner to speed it up), Self-Clean On-Arrival (Guests do their own cleaning, quite popular) but there is another good option that seems increasingly commonly requested - or at least after I offer it as a possible suggestion: Late Cleans. This is where we clean in the late afternoon or evening, hours AFTER the guests have checked in.

Early check-ins put pressure on cleaning schedules, or it may be physically impossible to clean in such a short window, with back-to-back bookings. However this approach still provides guests with professional cleaning, but ALSO allows a super early (e.g. 11am even!) check-in. All it takes is to negotiate cleaning at a time well after the guest has checked-in.

Yes, this DOES mean the guest will arrive at an unmade, messy house. At first it may sound crazy, yet numerous guests seem positively delighted with this option, and noting it is only ever an option, not a surprise. Guests who want to arrive at a freshly cleaned house can do so, with the usual check-in time. Those who are very keen to arrive early, now have a new option. They get to check-in super early at 11am even, and still have professional cleaning - just that this occurs later, while they attend some event or dinner. It’s not unlike a Hotel maid cleaning while you are out - just that it isn’t your mess there when you arrive!

This gives the guests a great option they didn’t have before, but it can also benefit the host. Cleaners are often locked into back-to-back windows to clean between guests. A late clean however, can give new options. It allows professional cleaners to do two different homes the same day, as the late clean can be done in the late afternoon or even evening, providing a lot more flexibility for them. Often there is far more hours in the possible cleaning time window than usual. You often get guests saying just clean between 3pm and 10pm while we are out - Not bad to get a 7hr possible cleaning window!

It doesn’t mean you must clean late either. Often, if cleaners are not far away, they may at least have time to strip beds and put on washing quickly before they arrive, and then return late afternoon after guests have checked in and left for their event, to ‘finish off’ the cleaning.

In some cases, guests seem happy to make their beds, so it may be ‘reduced cleaning’ if you start in the morning, and you leave when they arrive midday. Smart is to leave fresh folded linen on the beds after stripping them if you duck in for a ‘start’ on the cleaning before they come. Guests often say they are fine to ‘finish off’ for you later, to avoid the need for cleaners to be there with their stuff.

Take care to ask ‘Late Clean’ guests to not unpack too much, and to leave beds and bathrooms free of clutter, to enable efficient cleaning while they are out. You may want to suggest not leaving valuables out while away, as while you trust your cleaner, you want to avoid misunderstandings - given cleaners don’t usually clean around guest stuff in an Airbnb. Note however that this is the usual approach for any hotel, where cleaners come in while you are out of your room. It’s normal, and can be your new normal for your Airbnb if you want - at least for those guests who seem eager to take up this option.

Surprisingly, there seem a LOT of guests who are delighted with this arrangement, and many of them are fancy wedding parties. You might think they would be horrified to arrive to a messy house, and yet that could be because you never heard of this idea before, or never gave it as one of several early check-in options. You might be surprised, and every single time it’s been positive for me - which is after managing a lot of ‘Late Cleans’.

I didn’t realise it could work at all, but after guests kept pushing for early check-in, I’ve learned that smart is to at least offer - you can totally arrive at 11am if you want, but either you clean, or we clean after you have arrived, or you pay for a second cleaner. There is now always an option to suit everyone. Hope it helps hosts consider new opportunities to better manage their early check-in requests :slight_smile:

Hilariously weird post Chris. I didn’t quite have the stamina to read it all but it has got me wondering where all these “early check-in guests who don’t mind it dirty” are coming from.
I’ve rarely had an early check-in let alone a request for an early dirty one but then most of our guests seem sort of normal.
Have you tried a more tailored approach - like offering some of the cleaning before arrival and then a bit more early evening with the balance, say the bathroom, just after midnight?

Yes, occasionally - but less often. Most of my guests are wedding parties, so they almost always want to arrive by 2pm if not earlier. It’s always preferable to at least get the washing on and ensure not too messy before they come, but some literally want a 11am check-in. I try to push them to book the day prior as well to make it easier, but often it’s already booked so not possible.

But yes, I didn’t mention the ‘Split Clean’ approach - though it is for sure one of the variants that seem to work. Occasionally guests will ask for this even, but I charge an extra $50 if so, and occasionally they agree and pay, and it works well. Split cleans are a bit more hassle, but at least you sort of make value out of the dead time waiting on the washer or dryer to complete. I have a five bedroom home, so a full professional clean is a good four hours in general. So B2B plus Early Check-in doesn’t work as no time for everything - unless you get creative. So I got creative, and seems to work well.

And I nominate this for “sarcasm goes right over my head” post of the year.

Now, if you blocked at least a day between guests this would not be necessary. I always had a day or two between guests. Most of mine were flying or driving long distances.

I honestly cannot understand why you would put yourself and others through this convoluted system.

It must be located in quite the wedding hotspot if you have so many back to back bookings of wedding parties all year long!

And you presumably also have an incredibly flexible team of cleaners. I find it impossible to find cleaners in the UK that will clean to my required standard when I actually need them to do so rather than me having to fit bookings around their availability.

Yes for sure. I only offer this to guests as an option, if they want to check in very early.

Only if they actively say they want this, do I allow it. So the guests don’t just already know in advance, they are the one who has requested this arrangement. So there is no confusion - the guests want this and have asked for it.

Most guests come through a clean house though, only some want early check in, and if those some decide to Self-Clean, others Late Clean, whole others might pay me extra for early check-in and we have to add a second cleaner or work faster. Meaning maybe leave some laundry unfolded or drying as we need to scoot out quickly for the new guests

This is obviously a trolling operation. The first time this guy presented this everybody was rightfully disturbed at the idea that a host would let them enter an uncleaned Airbnb. Discussions ensued as if he was serious, with people obviously stating all the disadvantages, and ‘behind the scenes’ we all privately talked about how hosts like this made our Hosting jobs next to impossible.

The only early cleaning I offer is with a $30 fee to cover the rush fee that my cleaners’ charge me.

Note - this is BS - I clean the STR myself BUT the difference is that I have a windows of 5 hours so that I can clean and do the laundry while working and/or running chores.

If I have to have it ready in 2 hours, then I have to hustle to get it done. (I do have at least 2 sets of everything so the laundry isn’t critical.)

The same goes for late checkout - I charge the fee stating the same reason.

Occasionally I will get folks that will pay the fee but mostly they say no thank you. I’m the only person that manages and cleans the STR all while working full-time from home.

A FAST CLEAN fee! Yes, for sure this is a good option. I actually charge $50 for a rush clean. Depending on options I sometimes get a second cleaner to come and speed things up - but they are not always available. More of the time I just do a rush clean, and skip all the laundry, and just do as much as I can. It’s not so hard to catch up next clean with any leftover laundry. So by earning an extra $50, in most cases it’s merely just moving some cleaning work to the next clean date. It’s not so common to have a few in a row, so you always get time to catch up. It seems Smart to earn extra income for not really doing anything other than ‘rescheduling’ some parts of the clean to another date. But the win is for Guests too, as they can get in early, for a small fee - and get ready for their event or whatever they need.

It would be easy to ‘just say NO’ to the guest, that - 'We just can’t accommodate your needs’. But where their ‘needs’ and ‘wants’ are to Check-In quite early - even if cleaning can’t be done - if that is what they are asking for (when it’s offered as one of several options) - then a professional host should at least consider accommodating their needs. Which seems pretty easy to do.

But totally - charging $50 for a Fast Clean seems to work well for me. It’s less common, but in most cases is just extra income - while the guest enjoys confidence of a slightly earlier Check-In.

If people want an early checkin, get them to book the night before.

Good suggestion, and it’s on my list of recommended options for guests. However, the request for early check-in often comes closer to the date, and by then most dates are already booked up.

Charging $50 for an early check-in ‘Rush Clean’ seems a win for both sides. Guests have confidence in an early arrival, and you get extra income for merely speeding things up that clean - mainly by holding over some laundry (drying/folding/put away) or other activities to the next date. It’s pretty easy to do that and everyone is happy :slight_smile:

I am leaning towards AI, or something just straight up weird.

Ok I’ll bite. (But please write shorter posts in future , it’s very inconsiderate to others to expect us to plough through all of this to get to the point).

Here are the reasons this is a hard pass for early check ins. By which I mean earlier than 1pm when my set check in is 4pm.

In my experience some guests just want a morning check in for free and will offer up any range of gaslighting options to get you to agree (‘I’m just dropping my luggage off’ being the most common). So they may well say they are ok with late cleaning but I suspect they aren’t .

Secondly guests who try this will continue to bargain constantly throughout their stay, on check out times, other types of support, generating at minimum a huge amount of correspondence to which I have to respond.

Thirdly and obviously I would have lost control of my apartment standards, as well as created an unnavigable situation should they complain to Air about the cleaning.

Fourthly I would never do this to my cleaner. Cleaning around people is uncomfortable at best.

So the answer is no.
