Late Cleans: Professional Cleaning AFTER Guests Check-In

Late Cleans are only agreed to if the CLEANER wants this as well. It’s not like they say they want it and get it always. Only IF it suits the cleaner, who is flexible and sometimes WANTS this, as they can do another B2B house earlier, plus the cleaning window for Late cleans is much longer too.

I don’t put up with guests bargaining. I rarely get this but shut them down fast. I DO offer Late Check-Out 11am IF they put on one load of towels to wash, or they pay the late CO fee. But I never need to charge that, as they usually always do.

Apartment standards? We still professionally clean. Doing it maybe 3hrs later than usual doesn’t mean lower standards - how could it? Curious!

Regards complaints on cleaning - Oddly my Self-Clean listing shows far better review comments and ratings, and same with Late cleans - while I have fewer of these, the guests seem happier at being accommodated. Not once have I had any poor reviews from Late Cleans - seems they recognise you are doing them a favour. They can’t complain anyway really - they agreed to have cleaning done later… it’s what they asked for :slight_smile:

I seriously doubt that someone who claimed a “fast clean” is no different from a “professional clean”, aside from the laundry, and that charging $50 for this is just money for free, and who once stated he has no issue sleeping on unwashed bedding some stranger has slept on, knows what thorough cleaning entails.

Yes, good point to clarify. Fast is because with having a second cleaner, we can get through a lot faster. Two hands are faster than one. It’s most often the husband of my cleaner, who sometimes does cleans himself, but she can bring him to get done faster, if guests want to check in earlier.

However you don’t always need a second person. There is a lot of work in drying, folding, putting away etc - and this can be pushed to the next clean. So it’s not about doing less, it’s about spreading the cleaning tasks to speed up things on the day they want early check-in. We just do the rest later - easy!

As a former special forces soldier, I’ve slept in far worse lol - among the dirt and jungle grubs sometimes, but was still able to enjoy a good nap. However I live in the USA, so all my cleans are professional as my home is in Australia. But occasionally they are fast cleans.

You may have a point. Perhaps a ‘Split clean’ is better term, if you do half the laundry at a later time, though fast is still true really, and certainly if you get a second cleaner to speed up everything.

Either way it is always good to make others happy where you can. It never felt right to say NO - I can’t accommodate your early Check-In request, so it’s pleasing to be able to offer them a few options now, depending on what suits them (or my cleaners).

I dunno. I imagine many guests arrive and just want to drop luggage, maybe groceries, freshen up, and then head out for a few hours.

Yes, this is often the case. And bathrooms are rarely dirty as we have most commonly cleaned professionally the day prior or maybe two at most. It’s easy to assume it could be a right mess! But that is never the reality, not even some of the time - it would be rare to have any significant mess, and if so guests would just sort it themselves - given this is what they want and have signed up for (+vetted to be sure no misunderstandings). It’s more likely they report surprise at it NOT being as messy as they thought - see my multiple Self-Clean review comments on Airbnb for examples.

I intentionally do a clean after any stay of several (>2) days though, to be sure all the same - even if next guest has booked Self-Clean - lucky them!

They can also use other bathrooms if needed too, so if there was any truth in it being a problem ‘at all’, you might see this in review comments - or in private messages to me. There are none, and it’s been years, so I think it’s safe to say ‘Nothing to see here!’ - not a problem, unless you are a worrier though - because then worrying ‘is’ the only problem :slight_smile:

I only wish that I had somebody like this in my area so that I could put in my description “we use professional cleaners. Don’t worry, the guest before you was not cleaning your area for a discounted price. We take pride in our facility…”

I know I’ve clarified this many times before, but for those up the back lol - let’s break it down again:

100% of guests who book normally, arrive to a professionally cleaned home
0% of guests who book normally arrive to a messy home
0% of these guests arrive to a home that was cleaned by a former guest
0% of guests who book Self-Clean On-Arrival do a ‘departure clean’ for the next guest. I would just not trust them.

Departure cleans never work. Like just never. Guests never clean as properly as myself or my professional cleaner. So to clarify, 0% - and that doesn’t mean 1% or something either. If what you were saying was correct, it would frequently and obviously reflect in the reviews for example.

But don’t worry - a lot of hosts have been getting this wrong and misunderstanding. So it’s important IMO to use the words ‘On-Arrival’ because it’s not ‘Clean up after yourself’. This is why it works, as guests always have their expectations met.

Nobody comes to a half cleaned or messy place unless that is (weird I know) what they actually want, AND have been vetted to be sure it’s a fit - and only then when they book this arrangement explicitly.

So good news is I agree with you - professional hosts would not expect new guests to arrive to a poorly cleaned home, and if you were to ask guests to do this, they will fail most of the time… and that is why On-Arrival works, and why its important to always clean professionally for new guests (unless they ‘really’ want to do it themselves and jump a hoop to get there).

Oddly, there are guests who seem drawn to this arrangement and actually like it. Go figure - but up to them. If that is what you want, fine by me - so long as guest expectations are clear, and met :slight_smile:

Seems you duplicated your comment. So to reiterate - we never let guests clean on leaving. We professionally clean.

What guests do DURING their stay - I really don’t mind if the want to clean, or not, or dance the Macarena naked for their TikTok video lol. So long as they don’t break any laws or any of my stuff or do anything illegal - I really don’t mind. I don’t get why you would care if a guest cleaned during their stay - how could it be a problem?

I think we both take pride in our spaces, and we both professionally clean after every single booking - with the only difference is that for some guests who actively want this, I allow split cleans where they check in early for bag drop or more, and we clean or ‘finish’ the second half of the clean a few hours later when they have asked us to clean while they are out.

The other is where they want to clean themselves, and that is fine, so long as our professional cleaners always clean after they leave. It works pretty well, and better still - it gives guests more flexible options to best cater to their needs. I think a professional host should be open to giving guests options, and they certainly seem very happy about it. I suspect you won’t consider it, but so too - it’s perfectly fine if others offer this. Not all listings are the same - but a good selling point is to offer guests more options than competitors, and that seems to be driving a lot of my demand.
