Large groups for a week: typical problems of damage and uncleanliness: any advice?

The first thing to do is disconnect your personal cleanliness beliefs from the property if you expect guests to clean your property. You will always be disappointed and you’re killing your businesses because you’re destroying the guest experience.

Untill you accept that guests will never clean your property for you to an acceptable level for the next guests you will continue to be on this downward spiral as the guests will leave poorer and poorer reviews.

The property is okay, it’s not luxurious, unless the location is in super high demand I can see why you have a limit on what you can charge, I think you need a refresh of your model here too. Lower the amount of guests, figure out how to stay off the property while the guests are there, 100% remove the requirement for guest to clean the property.

Your mental battle of disgust at guests not cleaning your property to your expectations is only going to be exceeded by the lower and lower review scores you will accumulate which will outweigh everything else you are trying to do.

Great comments and reflections on hosting issues. One of my concerns with a quick turnover is related to covid which is still not totally off the scene. I try to air guest rooms plus bedding and beds for at least a day before another guest arrives. The bathroom allocated for guest use only during their stay is similarly aired and cleaned.

It sounds like the many beds/party model isn’t a problem for you but how clean they leave it is. IMHO it’s unrealistic to expect guests to clean to the standard your place should be cleaned to. Why don’t you just charge a cleaning fee? I charge what my cleaning service charges me. Alternately, you could increase your price to cover the cost of having it professionally cleaned. Problem solved.
