April-Sept, almost every available day…meaning close to 25/month. Oct-November, closer to 20. December and Jan, maybe 15. I’m not open February. March is about half full right now. April onyl has a few days left. San Diego is a big Airbnb city for tourists, conventions and conferences.

update: She made a spectacular recovery yesterday after spending 3 days in bed. She slept in late; woke up and began chatting with her sister in Romania. I even got into the act. I waved and made faces as I walked past. She took a shower, did her hair and put on fresh clothes She was all smiles. I helped carry her super heavy luggage out to the Uber car and waved goodbye. Poor thing. She’d spent 3 days in my house and didn’t see some of the wonderful sights just minutes away.

Barthelemy, you have a built in attraction by being in a Destination area that has a high demand for as long as the Season is for you . Do you have a Low period ?
@designconsortium2003, yes, last three weeks of November and last three weeks of January are low periods, as no western european country has school holidays during these months AND weather is awful.
Actually I appreciate these low periods after many back to back reservations in October and December.
But indeed I am lucky that Disney is working to attract visitors year round AND keeping the local real estate/hospitality markets under control in the same time.
Miami, by the airport and cruise port, we’re only booked a third of the month mostly weekend and layover folks, are prices are about average to low but we’re pretty picky… we have a salon at the house and its my room that that I rent out! Works out great to pad us over when the hair salon is low… At one point we were about 80-85% booked and I felt homeless lol
I have only been doing airbnb since May in my detached unit. It’s been steady at 75-85%. I am lower priced than my competitors. Because I have a 2 day minimum, I end up with odd days that I can’t/don’t want to rent. But Nov, Dec, Jan occupancy rates are way down. I know there is lots of time to still book but I don’t think it is going to improve that much and I have blocked off sometime for relatives to visit. So for those months I would say 35-45%. I am not going to price drop that much because I am not interested in bargain hunters. I live in wine country.
