How often are you booked?

We are in Palms. It is close to Culver City.

I am at 100% but its only because i have long terms.
I dont know what so different between the listing that get 90% occupancy during off season and mine with 85 very good reviews but for me lat season was dead and by that i mean it was empty 75% of the time. And this year it would be even worse with so many new listings.

I think that part of the reason is because the Convention & Visitors Bureau spend a fortune to attract people to this area during the off season for conferences - and we are just a few minutes drive from the conference centre.

Also because we are an entire (though small) apartment that sleeps two, many business people bring along a partner and the guest books for a couple of days before and after the conference to make it into a mini vacation.

Plus, as I often say, when I see gaps in the calendar ahead, I promote a lot on social media.

Thats true , your location is the best. but i am only 15 minutes away, and also we have here Hard rock and Margaritaville close by. I dont know, but if it was not for my weekly/mostly month or more guests i think iit would be another dead summer for me.

I would have thought that Hard Rock would be a real attraction for your area. Doesnā€™t it have a casino? Lots of people would be attracted to that, too.

Last month I had 28 days booked. This month Iā€™ve got 17 so far. Iā€™m in Long Beach, California and I rent out a bed in my living room. Our convention center draws a lot of people year round. I also get a lot of students needing a day or 2 for orientation at the university and to find housing. Then there are the tourists from everywhere doing the ā€œloopā€: Las Vegas, San Diego, L.A., San Francisco.

So far I donā€™t see a seasonal change.

In the DC area I am, on average 75% booked, giving me just over a day off per week, average. Our lowest average was last February at 68%. October is 87% booked which is more than I would prefer but, we close for a few weeks next month for some construction. (yay!)

Oh! I just realized this will be my highest grossing month yet! Yay me! My prices were so rock-bottom itā€™s depressing what kind of deals people got when I was paying attention to ā€˜price tipsā€™.

My prices were to low this past summer, so Iā€™m hoping to reduce my occupancy to 70% but increase revenue. We host in our home, and our booking are, on average 3.5 nights per booking - so we are cleaning often. Also since we serve breakfast - a day off is crucial.

90% May-Aug and goes as low as 25% Jan/Feb. Many people drastically lower rates during Chicagoā€™s worst winter months ā€“ I just prefer to stay empty at that point.

Smallish sub tropics resort town in Queensland Australia. My studio apt is booked about 3 weeks out of a month. Our winters are popular as itā€™s still quite warm. As Iā€™ve only been running the studio since just before xmas I donā€™t have a clear annual picture yet. Itā€™s looking good though. The ensuite room in my house, in contrast, has practically died (which suits me fine) except this month. Thatā€™s been busy too. Apart from winter, xmas/NY then Easter and October triathlon w/e are all busy, town is booked out!

I must confess I am lazy. I have a revenue goal (which is to make twice what I would get if I rented this apartment long term) and I aim to reach it with as little hosting as possible :kissing_closed_eyes: . 12 nights are usually enough, and I would rather make 2000 with 12 nights than 3000 with 30 nights at a lower price.

On average I am booked 14 days per month. Slow months here at Disney Paris are November and January. So far October 2016 is my best month with 24 nights booked.

yes, we get poker players for tournaments sometimes. Last summer i had 2 of them, and then during February, couple. One stayed 2 weeks, getting sadder by the day.

Anyway i dont host less than a week vacationers anymore so, i did not host any of them this summer.
I do not even want to host couples anymore, singles are so much easier and less noise. I am getting spoiled:)

Yes! I could accept couples and make more $ but I donā€™t. They ask but I do not want the extra noise. With just one guest in my house I rarely hear anything. Love that. Donā€™t like noize :o

I know:), couples start talking and argue. Then it takes them forever to leave the house.And i was not even making more money as i had one price for 1 or 2 people.

Hilarious! Yes, I forgot all about all that negotiating people do on holiday. Oddly enough, yesterday afternoon I welcomed a young girl from Romania. She broke down in tears when I first met her. Her travel trio had broken and had gone their separate ways; there was a guy involved. I didnā€™t ask details. Iā€™ll probably get those today :slight_smile:

According to my stats, I have been occupied 97% of the number of days offered. It appears that going into the winter, my percentage will decline unless I lower my prices to match all the new hosts that have joined AirBNB in just the last three months. And, I am a new host!

@J_Wang, you get the most interesting guests. Mine have mostly been boringly sober - no drama. Except for the crazy Frenchman.

I suppose they are pretty interesting. Iā€™ve now got the girl with the last minute request for 3 days. Thought she had a positive review when I accepted but now donā€™t see any. She seems OK but not sure her name matches the reservation. Trying to be sneaky and look at luggage tags

You probably have a higher rate to cover 2 people and rarely have singles, huh?

I have mostly singles now, but before it was mostly couples.
