Guest stated that it was not clear to her that I did not have a kitchen

How do I make it clear to future guests that we do not have a full kitchen? A guest stated to me that it was not clear to her that there was no kitchen. I have put my listing up for you all to peruse if you choose. I feel that I have many photos of the suite and the area where the fridge and microwave are.

Looks clear to me that you don’t have a kitchen!

Although you have labeled your photos clearly about the kitchen amenities available, perhaps putting something like “efficiency kitchenette” " no sink, no stove" in your ‘about this space’ could help. Waiting to read down to a list of amenities might be just too long for a guest to seek, before they get to the reality of which kitchen appliances are available. To me, it is pretty clear what is there in the photos, but someone else could think that there might be a sink and a stove out of sight in that closet where the fridge is, I guess.

Those icons and the fact that it doesn’t state NO kitchen next to the icon is confusing - unlike it says at the top for the “NO stairs in home” which would help guests to understand.

“The information for what is and what is not included in our listing (and every airbnb listing) is in the amenities section.”

We have added this fact clearly at the beginning of our listing description that we don’t have a kitchen and then list all the amenities to prepare a simple breakfast.

I strongly suggest to add this to your description as it is not mentioned there. Some people don’t read the descriptions, others don’t look at the amenities list (which is also misleading even though you selected everything correctly), some don’t look at the photos. Try to cover yourself by addressing this fact in all three of those sections.

Your listing description is very sparce on information.

“The Space” section hasn’t been used correctly. It is where you are meant to describe the unit, which you really haven’t done at all (the “king bed, luxurious duvet…” belongs there, not in the introduction) and that’s where you should write “There is no full kitchen in the studio- the kitchenette contains…”.

You should also describe the rest of the space, like “king size bed”, “private entrance”, what is provided as far as cooking supplies, coffeee, whatever applies.

And I assume you live in the house, but you haven’t said anything about that. This should be in the Other things to note section.

And there is a mispelling under “Neighborhood highlights”- it says “quite” instead of “quiet”.

I have made a few more changes based on the suggestions. Thank you everyone. Have a beautiful day…so gorgeous here today. Clothes hanging on the line…windows washed. Love the weather we are having here in North Western Ontario.

No matter how hard we try - it’s never “solid and clear” for 100% of the guests.

I still would write “We don’t have a kitchen but provide X,Y and Z to prepare a simple breakfast with coffee and tea”.

Even when writing this, we still have guests who act surprised that there is no kitchen or mention “You should have a kitchen” - Well, “You should f***ing read our description”.But it rarely happens.

Good luck! You have a fantastic rating so it shouldn’t affect the stream of guests you’re already getting.

Our home is located on beautiful Thunder Lake (suite does not have a lake view) You will sleep soundly in the ultra comfortable king sized bed, luxurious duvet and fresh crisp cotton sheets. The suite area where you can prepare a simple meal, with microwave & small fridge/freezer, although, there is no stove. Wheel chair accessible suite. Aaron Park is right next door and yours to explore.

You still have not used the various fields correctly. All that stuff about what is in the unit should be under “The Space”, not the introductory description. That first section is for giving an overall description to reel guests in to why they would want to book with you. So the lake info, what there is to do nearby (the park, etc).

Remove the stuff you now have in “The Space” section that isn’t related to the actual studio itself and replace it with the studio furnishings and amenities info.

A typical kitchen has amongst other things a stove which you clearly excluded but didn’t mention the lack of a sink.

I’m only mentioning this because we just had guests who left this as a comment that there is no sink in the nook where we put all of the amenities to prepare breakfast. :man_shrugging:

It’s one of those things that even mentioning that we don’t have a kitchen doesn’t reach all guests and some apparently believe that there should still be a sink - even if there is no kitchen :rofl:

I would only write, that there is no kitchen and then go on to list what you DO have. Guests who need a kitchen will (cough, should) instantly realize they need to look elsewhere. But for guests who do not need to cook a full meal it would clearly list what amenities you do have.

Hope this makes sense.

I also cannot believe that we have to make it this complicated, since the pictures clearly demonstrate what’s happening at your place.

If guests can’t read or follow simple sentences AND fail to understand symbols, then it’s not a hosts job to worry about it. :slight_smile:

Yet a problem when mentioned in a review which on BDC we couldn’t get removed since the guests were under the impression that we offer breakfast, room service and fresh towels daily (for a two night stay) which we never mentioned anywhere in our listing but the guests thought they can just burn us in review-hell.

The photos do not make it clear to me what is happening. I see a piece of furniture with a coffee maker and what looks like a toaster, and only part of the kitchenette area is visible, the rest hidden behind a wall.

Also, I wouldn’t consider an area with no sink to be a “kitchenette”. You should be able to wash dishes in a “kitchenette”, IMO. I would just call it a light food prep area.

You’re right, my site was a bloody mess. Trying to sort out the photos and put them in the proper place. Need to work on it still, but I think I am on the right track now.
