Hi there , i hope you can help me with this topic. I recently host a 3 month (80nights) reservation , i have mention about our stair apartment to guests before accept her reservation. Once she arrived she said it is too high. However she didn’t cancel and wait until the end of the month. She had stayed for 30 nights and i already got paid for the first month. However , she suddenly move out today while her reservation is still on-going. I don’t really know how to do about this and she seem haven’t tell Airbnb about it yet. Should i reach to Airbnb and tell them about it. However due to my work i didn’t meet her when she leave i just know it from my brother who live next door.
She just left and didn’t cancel? If she didn’t cancel you are still going to get paid for the other two months I think. If she does cancel, there’s a different policy in place for long term bookings than for regular ones and I am not familiar with those since I don’t do long term.
If you don’t hear from her or them in a couple of days you should call.
Many thanks Konacoconutz, yes. She just left without any notice. I think she doesn’t know how Airbnb work at all. On 1st Jan is my payout of her apt again. Even she cancel now , following the long term reservation cancellation I think I still can get her the payout of the other 30 nights right?. I am such a soft heart host , I still think I should refund her even she smoke inside my apt while I am not allow to. What should I do about this?.
No no Vegan!!! No refunds! She smoked??? Smoking is a SEVERE violation of the rules. That’s ruinous to your apartment and ruinous for the next guests you have in the apartment. You need to leave a very bad review for her.
She has not canceled yet, so you should get paid for next month. I think they charge her credit card by the month. I am not sure though. I don’t know how long term cancellations work. Maybe someone else can tell you.
It’s time to toughen up my dear! If you don’t, guests will walk all over you. You don’t owe anyone a refund here. Air may decide to do it anyway so if I were you I would just sit tight on it.
Hi Konacoconutz, you have given me the courage to head up on this issue. I am definitely update you what is going on with my problem.
Reminder to all - when you allow a guest to violate your house rules, agree to early/late checkin/out, and/or write a ‘nice’ review despite the guest doing bad things, you hurt all future hosts. Guests who violate in one airbnb will do it in others. Not writing an honest review means that future hosts are made vulnerable.
No refunds!! She left on her own… there was nothing wrong. She violated house rules about smoking… give her a negative review. "I cannot recommend Guest – she violated House Rules about smoking.
My brother told me that her reason was “ it is on the top floor (i did mention it is on the 3rd floor by stair access) and expensive. This is December , the best selling month in one year. However I felt really unfair , since she came and having a friend here find another apt which is far from the center ( the cost is cheaper) and she move out. She probably think she only need to paid for the month. Because of her i fear to accept any long-term reservation again. However I did have a wonderful experience with one family from Ukraine stay on the long term reservation that why I accepted this guest long term.
Is it possible that she tell the bank to froze her credit card for the payment of next month?. If she did so, Airbnb won’t be able to charge her.
She may have had the bank freeze her account, but that would be stupid because she would have no credit card to use either. That’s all up to AirBnb now… no sense worrying about it.
Valuable lesson we try to instill in hosts – Do Not Accept long term reservations. Depending on where you are there can be trouble if guests stay more than 29 days. Best to accept only short term reservations – 1-10 days.
for me I have never any problems with long term reservations from companies.

Lesson learnt. I am actually from Southeast Asia. Credit card is still not widely use here. Because she never discuss or mention about moving out , I really thought I won’t be able to get her payment or cancellation fee at all. You’re right , the long term reservation is bothersome and stress. Not to mention the problem of month to month payment that Airbnb cannot clearly verify.
@sylvainbg : my first reservation was a great one. They were friendly , kind and even willing to help. I made a good friendship with my first long term reservation that why I decided to accept the second which is a very bad one.
That is absolutely correct. She could have canceled the card, and probably did. I think you will soon receive a message that there was a problem with the payment. At that point, give them a ring and ask that the calendar be cleared so you can accept other guests. Right now your calendar is blocked because there was no cancellation.
Are the stairs and location clearly disclosed on your listing? I am only asking because I don’t want this problem to happen again.
@konacoconutz I have stated in the listing that there is no elevator and mention to her again before accepted the reservation that it is on 3rd floor stair access , she also acknowledged it when she arrived that I have mention about it however after that she never complaint. She probably did cancel her card. However , tomorrow is the New Year night , I don’t think my calendar will be clear soon.
When is the long term charge supposed to happen? On the first, right?
If it doesn’t go through, call Air. Have them cancel and then leave a review for this person. We can help you write it. You want to do it at the last minute so she does not get the chance to smack you back. Keep us posted.
Thinking back about it , she moved exactly 30 nights. I think she misunderstood the policy of 30 nights cancellation fee that why she stayed exactly 30 nights because she thought that the first payment I received was 30 nights.
Many thanks @konacoconutz I definitely keep you guys post. However I will still keep my unit empty tomorrow night because she haven’t cancel I don’t want to have any problem with Airbnb. Last payment was 1st Dec. so it suppose to come on 1st Jan I believe.
So tell me how it worked. You booked her three months. They paid you for 30 nights. So if she doesn’t cancel by the first, you will get paid for another 30 nights. I would like to tell you they won’t refund for the rest of her stay (she has to have an extenuating circumstance) but I have seen them refund for anything at all the guest claims.
Wait until the next payment is due and see if it comes in.
