I agree with the call to Air to cancel. Unfortunately, there are some not-nice people in the world. She could even t try to get a refund from Air for the FIRST 30 nights by making false claims the stairs were unsafe or whatever.
Itâs okay if your unit is empty. You got paid and you could not have rented it anyway. Enjoy the free money!
Just let you guys know about the payment on Airbnb. They also accepted vritual credit/debit card and debit card so the idea of cancel the card is very easy. I was surprised to learn they accept VC card , uber donât accept it though.
Where are you and how much is the monthly rate?
The long term booking cancellation gives you extra protection - you should expect 30 days notice from the guest.
The guest for sure has to select the end date so if she hasnât done this it means that the booking is still live as far as airbnb is concerned.
If you are reporting what happened, Iâd choose my words very carefully indeed though.
Sorry for my late reply@konacoconutz i am a new users so i can only reply for 13 times on the first day. lolz. I am from Cambodia- Sihanoukville. The rate is about 800 USD since i donât have any intentions to give her a lot of discount rate at all. It is high season. However i am grateful that i didnât lower any price because she turn on the AC 24/7. The electricity in developing countries is very expensive specially Cambodia. If she turn it on 24/7 the electricity rate probably around 7$ per day not to mention the impact on environment.

I do long term. @theredlion is correct 30 days notice is required. So theoretically you should get this monthâs payment but if something happens with her method of payment Airbnb obviously cannot collect.
@konacoconutz : Happy New Year , I hope everyone happy hosting in 2018 and successful in everything you want to do. Nope , i havenât receive the payment yet. Iâm gonna wait until tomorrow. I just check the last payout which is on 2nd Dec ( she check in on 1st Dec).
@Karen : Happy New Year Karen , I really want to do long-term however i am not sure after this experience. Hopefully Airbnb can still collect the payment so i can email them to clear my calendar.
Updated : This morning i receive the email from Airbnb of fail payment. Just like what i was thinking , she cancel her card. Very bad guest indeed. However i already wrote an email tell Airbnb about it. If anyone can help me write more of situation that would be highly appreciate. I only mention to Airbnb about smoking.

Not much you can do, but please call them and ask that your calendar be unblocked now. I would write a review that saysâ
I cannot recommend this guest. She booked my place for three months, smoked in my apartment in violation of the rules, left without informing me and then canceled her credit card so subsequent monthâs payments would be rejected.
Be sure to leave the review at the last minute so she wonât be prompted to write a bad one for you.

No you can!! I just received a notification of a review request for a guest who cancelled and never stayed here. Your guest stayed, so of course you can review. Please call them at once. Tell them you have received the failed payment notice and the guest left⊠they have to unblock your calendar. Then wait the 14 days to review. Whatever you do, do NOT cancel the rest of stay yourself. Let Airbnb do it. Right now, your calendar is blocked by this (correct?) and you canât rent to anyone else.
Admittedly if things go awry with a long term guest there is more to lose financially, vs a one night guest. That said, per Airbnb, I have had 177 guests who reviewed and I can only recall twice that I had a payment problem, once when I was doing nightly rentals and the second time is actually the current guest who is in residence for 3 months. But he immediately cured the problem two hours after I messaged him about it. I have found that with longer term you can have significant gaps in your calendar, therefore 30 days prior to a âgapâ I reduce required days to book to 15 days (from 30) and if I still donât get fill in guests, I reduce to 2 week minimum.
Initially when I lived in a trailer park and started doing airbnb I had a couple of failed reservations, like one lady who drove up and said h*ll no - I canât do this, but I learned to be very descriptive about the neighborhood and the trailer park and after a rough beginning I had no more problems with surprised guests.

@konacoconutz Yes or worse children. My sons were 15 at the time and when looking for a cafĂ© they would check them out and say âtoo many paedophiles in there.â It seems Cambodia has become the new Thailand for predators. There is a lot they are doing to stop it and tuk tuk have signs saying they will not procure children for you and hotels donât allow children in which is a good thing. Cambodia is a lovely place to visit though and the history is thought provoking to say the least.

I almost stop hosting after this long term reservation , however all of you here are such great people who always help the fellow host. I am so grateful for that. There were a few group of good guests after that long term reservation , it also cheer me up and encourage me not stop hosting. For an UPDATED : Airbnb has been solved my problem although it took a few days. My calendar finally open again although the cancel payment cannot be collect.
