Who has tried Evolve and how is it working?

Greetings All: I just received a free 11-point evaluation of my VRBO and HomeAway listing from Evolve and they gave me some good pointers in terms of my description and redoing my pictures which I really need to do. I am considering trying them out since I have nothing booked yet for the spring or summer and usually do by now and would like to up my bookings but it would cost me an extra 7% (total 10%) and it may very well be worth it if they increase my bookings. I guess I know I could be fully booked if I lowered my rate but again that is not worth it since it is more wear and tear on the apartment on me. Anyway your feedback would be very helpful and I would be grateful for the help.

I don’t know who they are or what they do, so can’t comment on whether that would be a good marketing move for you.

Would lowering your rate cost you more than paying the 7% fee?

What they do is optimize your listing in all the rental markets so they charge a flat fee of 10% on the booking part of your vacation rental but not the cleaning fees or taxes. I have found my bookings have gone way down on VRBO and HomeAway which was a very important market for our vacation rental since they started using “Best Match” system for matching home seekers with rentals.
Evolve would handle all the website management of responding to inquiries, the listing photos and description and market your vacation rental widely so I would not have to list on many different sites. The 10% includes whatever fee Air and the other sites charge. I work full time and my husband works part time and we are currently building a lakeside cottage in Canada so if I can boast my bookings and save time it would probably be worth it. You only pay if they book your rental and you have to agree to the price range.
