Okay, I looked. The cheapest nearby was a room only for only $38. It’s advertised as being fairly near to where we are but it isn’t really - it’s not walkable to the beach, for example. The most expensive seems to be a house that sleeps ten (although only 3 king beds) for $650. We are priced somewhere between the two
There many dozens for under $20, for a room with all kinds of discounts on top of that. The cheapest I saw was $11 but with discounts it got down to like $7.50/night. It looked like a dump with several listings (no reviews, they are getting the new boost right now) that we’re very unclear as to what you would actually be getting. There are surprisingly lots of those…houses with multiple listings where it is super unclear as to what you will actually get and where you will actually be sleeping.
Generally if you are at least $20-$25 you can get some really nice accommodations and sometimes even breakfast included…I am getting further from the budget listing as I SLOWLY increase my prices (hopefully now having SuperHost will help) and the numbers steadily increase. Note that these are in the “cities” closest to me as I am quite rural and country/suburban in my listings.
The most expensive base price in my town is $299, but they only have one review from over a year ago. The little town just north of me has one property at $500 but nobody has ever stayed there.
The most expensive place in my town that actually has any reviews actually has a base price of only $73, but they charge $65 per extra person up to five! So their maximum of five guests is $333.
I once saw a very funny listing for a main living room, couch type, cheap arrangement followed by this message: “If you really want a bed you can have my room for $10 more”

Highest is $1,590 per night for a 4000 square foot lodge. They list all the rooms in the same lodge as separate listings but that is the rate if you want the whole place.
well a room can be as low as $38 but from me you get a whole house for $129 sleeps 6 in four beds. Most entire houses are on a lake a much more expensive $350+. Mine sits near the city center of a small exurban city. I’ve only been renting for 6 weeks and I’ve generated almost 1k so far. I am loving this business.
It sounds like you’ve gotten good reviews which are critical when just starting out. I hope you are monitoring your market and planning on raising your prices seasonally. Also make sure you know when or if there are special events in your area that might command higher prices. We sometimes get new hosts who don’t realize the US Open Golf tourney 2021 is already booking in people (for example) . Welcome to the forum.
