Value for money rating

Hi all, I have 15 reviews on air, so far 5 stars in everything (except 1 who put 4 stars and wrote me apologizing for the mistake :confused: ) but for the value for money, where I have about 25% 4 stars. Now, I realized that people putting 4 stars there are actually usually the ones who had the lower prices I ever advertise (my listing is highly seasonal so can range from 50 to 130 euros a night, and at 50 I’m barely making money, and I’m also one of the cheapest in the area) and were 6 guests staying, meaning that each of the 6 guests had their towels, “goodies” etc for an overall 50 euros. So I’m wondering if you also noticed a correlation between guests paying little, and yet not being fully satisfied with value for money? I’m wondering if they are just bargain hunters attracted at the price only and would in any case not be happy with the pricing? I’ve now upped my prices to minimum 65 euros to see if I get more appreciative guests. Let’s see :slight_smile: any similar experience on your side?

Welcome to the club, the Airbnb club! That is the norm, the people who pay the least are the problem guests who review poorly. We are all used to them. The ones that pay the premium price are always happy.

I charge a $100 cleaning fee, so for last min 1 night stays I charge $50 and do the housekeeping myself. One girl gave me THREE STARS for a $50/night prime location. I think it’s because I had to wait at the door for her to leave because she was running late and I had to get in.

They also “smoked up” my house and covered the smell with sage. Disgusting.

Yep we have exactly the same issue across multiiple properties!
One we have cheaper weekday pricing than weekend pricing- the weekday people tend to give worse stars for value than weekends (I had one yesterday who simply RAVED about the place in her review but still gave 4 stars for value).
We also have two apartments in Melbourne- the cheaper one continually gets lower stars for value than the more expensive one.

Can also be due to fee’s. Airbnb adds a bunch so some people could see that negatively.

Yes I think you are right. I had someone recently mention the fee with the implication that it was going to me

my last guests were delighted that I let them use my garage for the whole day, even though they’d left at 11am. They even gave me a £5 tip!
And 4 stars for value
