My husband and I AirBnB a 3 bedroom flat/apartment. Our rate was $120 a night +$20 for each additional person over 2.
I noticed that we were only getting bookings on the weekends with groups of 3+. It dawned on me that this might be expensive for parties of two so, as an experiment, I changed our M-Th rate to $106. Within that same week, we got one mid-week booking for 3 guests and one 4 day (M-Th) booking with two guests - an additional $600+ for the month.
