I’ve owned and hosted my home part time in the city of Riverside, California, as a short term rental for the last 8 years, it’s been very successful. I’m interested in purchasing another home in the Menifee, Murrieta area and also rent it as an STR for the next few years before converting it to my primary home in about 5 years. I was disapointed to learn that Menifee doesn’t allow STR’s and Murrieta only allows them if the host stays in the property while it’s rented. I know the unincorporated areas allow them as long as the HOAs dont forbid them. So, the question is, what areas allow them? I’m a Realtor but don’t work that area and I’m not sure I would know how to find them if I did. Any experience, ideas, or info would be much appreciated.
Just an FYI, this board is international. Might be easier to speak to a Realtor in those areas or if there is a Facebook page for STR hosts in those areas…?
This is not legal advice, and I don’t know your exact situation, but if you’ve found the house of your dreams, don’t give up so easily.
Just as an idea, I’ve seen cases where people sign two separate agreements: one for ownership and another for a private loan.
You could also ask a family member who’s available to stay there for a while, or even the person who will be taking care of the property.
This local regulation might actually be an opportunity for your business: you might face little competition in the area.
I really don’t understand the management of some cities…
I also see around 10 properties available as short-term rentals in Murrieta. You could contact the hosts directly as a potential guest, or even rent one for a day to exchange ideas with them.

There are thousands of rivers and probably fifty places called Riverside in the US, and I have no clue as to where Menifee or Murrieta might be. You say you’re a Realtor – contact other realtors… we’re worldwide AirBnb Hosts here.
