Special Offer To Guests?

Greetings! I just posted my first airbnb listing a few days ago and promptly got one confirmed booking. Last night I had a request to add an additional 2 people so I need to charge more. Does the special offer supercede the cleaning fee or does the cleaning fee stay static and I just increase the price to accommodate the extra person? I hope that is a clear question. :slight_smile: I did find info that says that the security deposit stays static but didn’t find anything about the cleaning fee. I just want to be sure I still get paid the cleaning fee.

Just change the reservation. Go to the reservation details and there is a link to change or cancel. Add the additional persons and fees, the cleaning fee remains the same.

Max is set at 5 in my city. They want an additional so I can’t just add it but good to know cleaning fee remains the same so thanks!

The Special Offer is an “all in” price - so it should include your anticipated cleaning fee.

Also, as a note - when you submit a special offer, it just shows the guest a “per night” rate (including your cleaning fee) - so even if you are lowering the cost a bit - the “per night” rate may look higher to the guest. I find that very annoying.

Whew! I am glad I got your reply before posting! So to clarify, I need to add the cleaning into the special rate and let them know that is the all in price, not including the taxes and airbnb fees but INCLUDING the cleaning fee, correct?

That’s correct, with one minor clarification - if you’re collecting/remitting taxes yourself. For me in Palm Springs, there’s no way to collect taxes through ABNB, and since I don’t want to handle small cash transactions on a regular basis, I just price my listing to expect I will pay the taxes myself out of proceeds.

But yes, generally, that’s right - Special Offer is the price + AirBNB Service Fee to Guests = what they pay, and - AirBNB Service Fee to Hosts = what you get.

Thanks! Here in Portland for Multnomah County the city imposes the tax and we don’t have any control over it. I am so excited to have a couple bookings right away!

I wish they would do that in Palm Springs! I am about 10% more expensive than folks who don’t play by the rules, and get nothing extra for it :confounded:
