Private room prices plunging

You list it as ‘entire’, right? Not private room? In that case, for me, I wouldn’t care ‘en suite’ or not. If I’m on the same floor of other people, then yes.

If they don’t know what ‘K9’ means I can’t imagine they know what ‘en suite’ means. Dem Americans!!!

The way I look at is this: An oasis, is a very powerful word in a desert environment (appeals to anyone), then ‘dog ranch’ or ‘casa’ because that is also its theme, then convenience (I-10), etc by order of importance.

I have passed El Paso on I-10 at least 60+ times over the years and if I was looking for a place, the word that would catch my attention would be oasis, denotes coolness, tranquility and self-containment, and privacy.

I get the impression your dog boarding business was first, well before hosting, right? The name in theory should describe its primary function.

No, it’s a private room. There’s no kitchen or even refrig/microwave in the room. It’s like a master suite bedroom except small.

A whole private floor or private wing of a home is not the same as a bath across the hall which is what a lot of people have around here. If an ensuite isn’t preferable I guess I just wasted $15,000. LOL. I’m pretty sure it’s preferable because all new construction has at least one master suite and upscale homes have more than one.

When I am on a road trip I don’t want to spend 15 minutes driving off my route and another 15 back in the morning. I think I might have the easiest on and off the 10 of any host in El Paso which is why I mention it in my brief description.

Ok… Let’s look at the economy of words here.

Clean is expected. Chuck it.
Cool is the same as oasis. I’d choose oasis. En suite is a selling point…dogs are key. Ranch is good, and it’s kind of a mini ranch with the grassy yard and all… 1-10 is a sell point.

So…

En suite near 1-10, grassy oasis, dog heaven

Near 1-10, grassy oasis. Ensuite. Must love dogs.

LOL. Right! My intention was to have a second master so that my sister/brother in law could live with me if need be. She passed away just after it was completed but now it is ready for my BIL or live in help of my own in the future. It also makes it more pleasant for me and my guests and more likely that I can do this for the long haul without becoming irritated as so many hosts posting here seem to be. :slight_smile:

I could not host if people would be sharing my bathroom. Too many potential friction points. I have shared my bathroom over the years with my mother, cousins, even the kid would come down to take showers before we created that lovely bathroom on the third floor. I am so over that. Guests having their own space, with a gorgeous bath is perfect for hosting.

Love the 'right off I-10 reality, especially in El Paso, it is usually hot and dusty and one is zooming on a super-highway, to think that all one has to do is take an exit and presto - that be great. Just a thought…

BTW where are you in relation to El Paso? Texas side coming from the East, or past it going north to Las Cruces?

I never shared my bathroom, I have my own ensuite. But they would have to go across the hall right by my bedroom and the other bedroom that I have set up as an office. I had one guest crack open the bedroom door and call out “i need to go over to the bathroom, could you close your door?” LOL. She loves the new addition, she’s stayed with me 3 times.

Private and ensuite are the same number of letters and ensuite is more descriptive but not if people don’t know what it means. Maybe I should change the headline to private bath but put ensuite in the brief description and explain what ensuite means in the long description (that no one reads, LOL).

Well in Miami I and beginning to see new listing every day and for entire places as well. But I have gotten 5 stars 94% of the time so I hope the 70 plus reviews gives me a boost oover a new hosts without reviews or a host just in it for the money and 3 to 4 star performance.

I also make sure I market on different platforms and reach out to the event coordinators in my area.

Yes, since you list it as ‘private room’ I think ‘en suite’ is a big selling point. But ‘private bath’ may suffice considering the illiteracy of many guests.

I think you could technically list it as ‘entire’ as my understanding is the requirement is a door that locks between the two spaces. However, since it doesn’t have a kitchen space I see your point. I like the words you used in your description - “Master Suite”. I think that says a lot. It’s great that a lot of the reviews mention dogs, as this is helpful to communicate to future guests.

I know we may be overthinking this, but, I use the map when shopping listings, so presumably they would see how close it is to I10

I have a lot of younger people who book same day or sometimes within hours of arriving. I think they are using the app and while there is a map option there when listings are all crowded together they are hard to see on the map. I came up in a search as one of the “top 20 listings” in El Paso. Nothing is more important that staying near the top of search. I think once they scroll down and see my price I should be in the running for anyone just passing through town.

For me it is. I get almost $100 a month more for my master suite than for the other room with shared bath. Many people like the idea of not having to hurry up so they aren’t hogging the bathroom, or of being able to get in there without waiting for someone else to come out. Heck, I’d like that myself.
