Like others here we use our granny annex for Airbnb. We have been paying Council Tax but now realise we need to move to business rates. For others in the UK, have you had to apply to Planning too for change of use?

I spoke to our local Council office and they are currently in the process of changing the use (separate house) from residential to business holiday let. We notified them in March 2019, so it’s not a speedy process. We are waiting for the Valuation Officer Agency to confirm the rateable value which means we may qualify for SBRR (Small Business Rate Relief) apparently - as it’s our only business in the UK. That’s all I know as we haven’t completed the process…

If it was residential accommodation and you want to change it to commercial use it sounds like you need to apply for planning permission @Aikiwodge
However as advised before it really is your local council that you should be talking to.
You should be able to arrange a call or appointment to discuss.
