Just curious as to why you would want one that is apt to tighten rather than one that where regulations are probably as tight as they will get?
Because there wouldn’t be many more new entrants when the regulations tighten and nightly rates would either be stable or go up.
Your ‘property’ would be subject to the same regulations.
Some places grandfather the regs. So if you already have your permit you have an advantage. Some don’t grandfather and then you have to sell or switch to LTR.
Try AirDNA analytics. This forum has a number of more hands-on hosts with one or few properties.
Some of us are not averse to regulations that constrain rentalpreneurs from converting LTR housing stock to STRs, contributing to increased housing cost due to decreased supply.
Low-density areas, think cabin in the woods, are more likely to be unregulated and less subject to future regulation. As others have noted, don’t assume that you’ll get a license and then benefit from a locale passing regulations limiting STRs. There are many variations; for example, you could be limited to renting 90 days per year.
The best city where? - this is an international community.
You need to do your own market research to find out what areas are planning regulations. Easy enough for you to find out by checking local government websites/google searches in areas you are interested in. @turnercress
