Is there a place to put a minimum age on renters? I’ve seen this a lot but maybe it was on VRBO and not Airbnb?
There’s not a spot for it on Airbnb but I put the age requirement under house rules.
Not any specific place, i.e. a check box, just mentioned in the house rules and listing info.
However, unless you are in an HOA or resort or condo complex which has age restrictions, this is considered to be age discrimination and could get you suspended or booted off Airbnb if a guest reports this.
As I understand it, you are on-site hosts, so 18 year olds throwing a party isn’t a concern as it would be in an off-site host property.
Thanks for the clarification. But I find Airbnb’s wording on this to be confusing. For instance, regardless of the state laws, an HOA may have restrictions on age, which was the sort of thing I was referencing. Does that count as “law”?
We also know that Airbnb has knee-jerk reactions to accusations of discrimination. If a guest reports that that they were refused due to their age, a listing could be suspended pending an “investigation”- they don’t check the local laws before they suspend. Yet, of course, Airbnb discriminates themselves with their “party algorithm”, barring some bookings for under-25s.
I also have never had any issues with young folks. I wouldn’t have any party issues, as like you, I am on-site, and I only host one guest at a time. But aside from hosting, I know plenty of under-25s, and they are no more or less respectful than people of any other age.
There were a bunch of places in a town in California built as senior only housing in the 70’s. Then in the 90’s someone sued and since there were no clubhouses or services for seniors they won. These places were small for the most part, 2 bedroom 1 bath built for 2 people. Now they are a ghetto, cars on lawns and 6 people or more to a house.
