I live in Santa Monica and have hosted for four years. Yesterday, Dec 11, the city came to the agreement, we can only host UNDER 30 days and must live on premises. The reason for not over 30 is because an individual can claim to be a tenant after 30 days and use that to basically take over your house. It is definitely in the hosts advantage not to do more than 30.
