I started on Airbnb about a year ago. I opened a 2nd listing in July and a 3rd in September (and interestingly, my listings pretty much perform accordingly - 1st is most booked, and so on). I definitely experienced the “new host boost” with the first two, and slightly less with the 3rd. I just made a 4th listing (not for a new property but to rent just the bottom floor of my 3 bedroom, for people who don’t need as much space so that they can pay a lower rate and cleaning fee) and I haven’t seen much action on that listing. Not for lack of need, as 1 or 2 people are still renting out my 3 bedroom place by themselves on my old listing. I’ve seen a couple other threads where new hosts aren’t getting many bookings for a long time. Just curious if maybe the new host boost isn’t working the way it used to. Perhaps Air is shifting to take better care of older hosts?
It could also be seasonality for your area. If no one is travelling to your area, it doesn’t matter if you’re boosted or not. It may not overcome the lack of reviews or the glut of other rentals available.
Winter was a bit slower here but now that spring and summer are approaching all of my other listings have been getting tons of bookings.
Is it a new host boost or a new listing boost. I’m preparing to have two listing but thought the boost was host based.
New listings get the “NEW” icon.
