One way to combat this would be to insert info in your house manual and AirBnB listing indicating a fee for checking in early or out late. For example:
“Check-in is from 3 p.m. to 5 p.m., there is a $40 fee to check in before 3 p.m. or after 5 p.m. Check-out time is 11 a.m., guests checking out after that time must pay a $40 late check-out fee.”
