Live and learn. At least this troublesome person is out of your life. People like this would not be worth any amount of money.
I stopped giving a discount (weekly and monthly) because it’s clearly a loophole that Bad Guests will exploit. We are not a vacation retreat so giving discounts will not entice my type of guest to stay longer- they’re in my area for a specific reason.
Never understood the strategy. If they are staying longer they are more of a pain than if they were here a short time.
In my case I don’t charge a cleaning fee. So getting someone to stay 6 weeks would save me an average of 18 turnovers, assuming I do a once a week cleaning as part of the booking. If I give a 10% discount that’s $4, it takes me about an hour on average to turn over. That’s a good deal. However, if someone gets a discount and are in your space all the time or constantly using your kitchen or laundry or otherwise cause problems it’s different. Some people also count their time in answering inquiries though I don’t.
Now that I’ve built the business back up I’m getting tired of cleaning 5 or 6 times a week and I’m thinking a long term booking would be nice.
I’ve tried to think… what impacts me less? Cleaning all the time or longer term (2 week) guests. Wait, They BOTH impact me!!!
