Guest requesting a long stay

Echoing what others have said here…no way you should give any special rate during your busiest season (when you haven’t even gotten off the ground). Whatever the guest is seeing on their end when entering those dates should be what you charge.

It is up to you to decide whether losing out on all the reviews (and delaying your listing’s launch a bit) is worth it.

We don’t take long-term guests. having had to evict a squatter in the past as a landlord soured us on LT tenants. Also, guests on shorter stays tend to go out and maximize their time in the host city. LT guests “settle in” and may stay in more often.

We have found that LT guests cause more wear and tear on the units as well. One guest even started to wash his car in our driveway (something we don’t even do…hello gray water at carwashes??), only after he filled up all our bins from trash in his car from his roadtrip/move. That was the final one for us. No more LT guests! But every listing/situation is different.

Not knowing your place, I’d guess that the reviews (and possibly even higher rates if you start doing really well during ski season), will also help carry you through the low seasons.

Well the 14 night woman cancelled so 500 reviews by EOM should be in the bag. As an aside, 14 night woman was given a special rate of $600 for the stay. I could potentially make $764 for the same 14 nights if they all book out, or more given some people will travel with pets.
