Guest injured falling down stairs

In the U.S., renter’s insurance includes liability coverage not just contents. It differs from homeowner insurance in that it doesn’t cover the structure. As the renter doesn’t own the structure he/she doesn’t have an insurable interest in it.

Just a question… why would a tenant need liability? If someone gets injured on the property they rent, no one would sue unless they had major assets like a house to go after?

At the risk of having insults hurled at me again; some people (myself included) believe that it is immoral to not carry sufficient liability insurance. I believe that if someone is injured as a result of my negligence/wrongful action they should be made whole.

Not every renter is without means. I have had multi-millionaire clients who were renters.

Liability coverage is not limited to the property. It protects you no matter where you are.

Financial circumstances can change. Not having much income/assets not doesn’t mean that one won’t in the future.

Back in my days as a renter, the coverage was bare bones…but things may have changed and offer more now. That is why I ask.

No, not at the moment, not until we renew next March but I have done in the past with a whole house LTR, and they were brilliant; they cut my premium by 60%! However, lots of the farmers nearby have cottages they use for holiday rentals and are with the NFU. They have specific expertise when it comes to such. I don’t know anything about Aviva I’m afraid.

Both are cars were insured by the NFU when we still lived in London, although the premiums did suddenly shoot up for no appraent reason.

I require my tenant to have renters insurance on my LTR as part of the rental agreement, so that the tenant’s injured guest goes to the tenant’s renters insurance first, before they go after me. Also if the place becomes inhabitable, their insurance covers temp lodging during repairs, and if they burn the place down, it might cover the deductible on my landlord insurance partially covered. I hope I never have to test this theoretical out, however!

My friend got attacked by a neighbor’s dog. It bit off a chunk of her face. Her lawyer is suing both the tenant (their dog) and the landlord (Where the money is).

You can sue who you want, especially in the US it is common practice to list everybody you can think of.

Going to be a push to show a Landlord would have a liability for a Tenants negligence in most cases.

Bit you still have a legal action to defend, legal costs to pay.

Would you say that having a two-foot high porch with no railings would be negligent on the part of a host, if someone were to fall off and get hurt? And porch steps with no railings? These were not mentioned in the house description or notes, though there were photos of both.

What do your building standards say?

It reads as if haleygirl might have been a guest at a completely different property, due to the statement “These were not mentioned in the house description or notes, though there were photos of both.”

Deb’s point about compliance with local building codes is a good one.

Thanks, Rob, for the reassurance. This thread was stressing me out. But I’m already in the stressed-out realm: I was mugged in a parking garage this afternoon. NOT hurt, my phone wasn’t in my purse - “just” debit & credit cards and $250 in cash…

Then started thinking about guests and my front & back porches…and many stairs :grimacing:

@haleygirl I know that as a new member you can’t start a new topic/thread. Then you post on an existing thread and people get annoyed and want it closed down. And then people who haven’t been active in years get dragged into it. So it’s an imperfect system.
