thanks. I didn’t know that. Yours and all the other comments have been helpful in helping to guide me for how I will approach guests in the future. maybe when they book, I will have to explain everything. or do the flat rate as others do.

I wouldn’t explain everything after they book but in the listing and/or house rules.
People don’t read that info. Maybe I need them to sign an agreement after booking.
