Welcome, but I’ve never heard of Pricelab.
My opinion for the price equations that determine pricing is that they are wrong most of the time.
If you rent in a complex on the beach with 700 other places just like yours it probably does well. It makes so many generalizations. It reminds me of Zillow estimates for your home price. Sometimes close, but not usually correct. Really just playing with your pricing is the best.
But if I turned on the Airbnb price determiner (forgot the stupid name) I would lose money big time. It says to book for $149 a night most nights. I’m already 70% booked for 2021 at $298-$349. That’s a lot of lost money.

“Price tips” are way off. “Smart pricing” seems to be okay, at least for me.
Me too. Price tips are just a rather pathetic algorithm.
Airbnb price tips= “You should consider yourself fortunate to have the opportunity to net $10/ night.”
