"Dear guest, check in is after 4pm". Guest "We arrive at 1pm I hope that is ok?"

I only use the Air platform messaging. It’s beyond useful to have an audit trail, hence the bloke I spoke to this morning laughing his socks off at a dumbo.

About half our guests either request an early check-in, tell me they will be there early, or just show up early. Argh!

This, after signing our rental policies stating the check-in time as 4pm, and to ASK IN ADVANCE for a quote “by the hour” IF an extension is possible. It also states that early arrivals or late departures that disrupt the cleaning crew will be subject to a fee.

I JUST had an upcoming guest inform me that they would be arriving between 11-11:30am. I wrote back and told him that he may just run into the previous guests still in the house if they arrive that early let alone giving the crew time to prepare for their arrival… “let me know if you need tips on things to do during that time”.

That would really drive me nuts but thankfully it hasn’t often happened. Your patience and politeness is commendable!

AAGGH! That would drive me absolutely BONKERS!!

I wonder if it’s possible to add an “Early Check-In (prior to previously agreed upon arrival time)” fee, as some other hosts have the “Late check-out penalty” fee in their rules? If you make it a crazy amount that might just stop them in their tracks…

I actually did put this into my policies. It’s really to discourage people from arriving early when the cleaning schedule is tight, as they likely will back off if they know they have to pay extra.

If we have a same-day turnover it takes a team of 4 the whole 5 hours to prep the house, but people seem to think you can magically make it happen with the snap of your fingers… argh!

In reality, if the house is ready I don’t mind an early check-in any time after 1pm, and I’ll push the check out to 1pm too, if possible. If people want more extension than that, I send a quote “by the hour” for the additional time.

This started a few months ago when a group wanted to arrive at 11am and leave at 4pm at no extra charge. That was pushing it too much for me, as I already gave them a great rate. I quoted them an additional fee “by the hour” and suddenly they didn’t need the extra time.

I have check in time and check out time in a picture in my listing and I write to the guests an email saying that we will be at home after 5pm and if they ask if they can come before I say they can come but nobody will open the door because nobody is at home.
