I would like to inform guests that do want to stay for the one month, that I prefer weekly cleaning to the unit. This is my way of checking the condition of the place. Would it be best to incorporate that into my listing to exactly say: “weekly cleaning fees preferred and will be applied” or say “please inquire/message regarding one month bookings for cleaning fee details”?. Just wondering which sounds best? lol:) Thanks!
I would just state that the cleaning fee is $XX per week during your stay, cleaning will be done on Mondays. The way you wrote it it is up for discussion.

Edited to ad: I doubt there is a way to incorporate a weekly cleaning fee or even a different cleaning fee for longer stays through Air, just one more reason Air is not a good platform for long term stays
Just note in practice this may be challenging. I had a family visiting from out of country for 45 days. I offered to change the linens a few times. When in the unit, they had so much luggage, bags from purchases, clothing out, food in the kitchen ect… Cleaning the unit was off the table, it would have been impossible to accomplish. Just too much stuff in the way.
My guests clean their own. I have offered to help, but usually they prefer privacy and just a linen change.
It is possible. I recently saw a physician in the Fayetteville, NC, USA area with a slew of houses that he rents out all the rooms as private. That got mew looking at some others so I ended up with a “manager” who indicates an additional weekly cleaning will be done for $50/cleaning. This was on top of the $100 cleaning fee for the overall booking. So an 18 day booking would have $200 of cleaning fees with 2 weekly cleanings while guests were checked in. The total additional weekly cleanings were to be billed in total at the end of the stay. And I saw similar for traveling nurse facilities near there as well.
As it relates to cleaning and long-term stay, I am curious as to how you guys handle this situation.
I currently am hosting a guy who’s booked for 10-day stay. He just asked a few minutes ago how often I’d clean the unit. When I said ‘at the end of your stay’, he replied ‘really?! no cleaning at all for a long rental’. I explained that the cleaning happens every time a guest checks out, not during the stay. If he wants a cleaning service during his stay, I could recommend the cleaner we usually employ, but he has to pay for the service.
I always want to be a gracious host, but I also don’t want to be taken advantage of by guilt trips. The rental in our city is low to begin with; we charge $30/night for a 1BR apartment inside a brand new apartment tower in CBD area, with swimming pool, gym, sauna and whole host of 5* amenities. The economics just won’t work for us if we provide a more frequent cleaning service.
My question:
- How often do you guys clean your property during a guest stay? Is my understanding (that we clean when the guest checks out, regardless of the length of stay) correct?
- For a long term stay, e.g. more than 1 week, would you consider a more frequent cleaning at your own cost?

I am just learning this too as this is my first 30 day (long term stay) lol:). From my experience and mistake, was I didn’t think to add on to my listing, the added cleaning fees for long term stays. So this one month stay guest (as per instant book), was not happy when I mentioned as soon as she booked, I prefer weekly cleans. So I gave her discounted cleaning and informed her and placed in on my listing. I indicated now, for stays over 2 weeks, extra cleaning fees will be charged so there are no surprises the next time.
For me personally, I understand that some guests may not prefer to have a cleaner poking around or could possibly clean themselves but it is my personal preference. I prefer this because I do not personally know the guest booking, if they really are going to clean or to the expectation I have and to observe for any potential damage to the property. The property is my investment and I prefer to do it this way for my peace of mind as a host. If the guest does not prefer this, they can always find another suitable place. As long as I indicate this in the beginning.
I personally think a place can potentially get messy and dirt and grime adds up over a week, so a weekly cleaning is a preference. Especially bed linens. The cleaning is now an indicated condition to booking and I personally do not want to give an option for the guest to decline it. As long as they are aware.
Put it in your House Rules and you will be good to go. You will likely still get people who either don’t read it or don’t like it but Airbnb should back you up.
Another host near me had a 6 week stay and refused cleaning. Sheets and towels had to be tossed, cockroache infestation, beyond rotting food on counters and in fridge, ground in grime to carpets and floors, disgusting bathroom. I am priced high enough to cover a 3 hour weekly clean not to charge extra.
I would rather clean and protect my investment and write off the labour.
