I have a whole house rental and am fairly new to the Airbnb business. 1 guests suggested I consider putting check-out procedures in my house manual. We have a keyless entry system so there are no keys to leave behind. Other than check out time and doing the dishes do other people have given procedures they expect their guests to follow? For example, this guest stripped all the beds and put the Linens and dirty bath towels on the washing machine. He was quite motivated and also swept the floors washed all the counters and bathrooms and empty the ash from the fireplace. Aside from Linens the house was almost ready to go for the next guest, I know I should not expect that. What do other whole house renters expect their guests to do upon departure?
The only thing I expect is for them to leave the keys. We had a couple check out and there was trash literally all over the floor. It was not the norm. Usually guests tidy up because they too want a good review. I think it is a matter of preference if you want the bed stripped, trash taken out, floors swept. If you do formulate things you want done, having a check out procedure in the house manual is a very good start. I have my house manual listed and printed in the unit. Check out for me is 11am and at around 9am I send out (through the airbnb exchange) a saved response that thanks them for staying and then the few check out procedures I have. I remind them that check out is at 11am as well. It is a nice little reminder and a nice send off.
Bottom line, decide what you want and then let them know that expectation.
What a wonderful idea, a saved message. I must learn how to do that. Thank you for sharing. Do you wash the blankets as well as the sheets every time? I’m finding 4 hours to wash 4 loads is quite a pinch for home!
Try to have three sets of everything. Then you can have one in use. one in the wash and one spare for emergencies. Then you can do the laundry at your leisure.
I have 2 sets to save time 
I got them all at a discount store (Ross.) It has been a lifesaver! The saved response is very user friendly to set up. I highly recommend it!
I have a handbook for my rental on the desk in my livingroom that includes check-out and a sign with the procedures.
If I lived near by I would possible ask them to do less, but I don’t, so the house needs to be left secure and garbage free.
I have checkout procedures listed on the fridge in a small magnet frame.
Basically,
Leave space as you found it
Wash all dishes, clean stove and BBQ grill
Strip bed, put in basket
Take all trash WITH YOU, don’t leave in carport
Leave key, no need to lock
Come back again soon!
