Hi, I have seperated our 2 bedroom unit into 2 listings, 1 as a 1 bedroom and another as a 2 bedroom unit. I use airbnb and homeaway. Homeaway allow for a extra charge per person per stay, not night, which is good for linen .
This does not seem to be a option?

You can charge a higher nightly rate and then add a discount for the length of stay. So take what you think you want to charge extra for linen and average it out.
Let’s say you charge $100 per night for 1 guest and you want to charge another $20 for linens for every additional guest. You get a reservation for 5 days. So the price you want to charge is $520 for 2 guests.
You can charge $100 per night with each additional guest being $5 per night with a 1% discount on a 5 nights stay. That will be $520. So you got your ‘linen fee’ how you want it.
What if they only stay one night? Then you’d only get $505. But if they stayed 10 nights, you’d get $1040 so you’d get double your ‘linen fee’. Just try different arrangements of cleaning fees (or linen fees), nightly rates and extra guest fees. Keep in mind your maximum, minimum and average booking period.
Clunky but will work—-disclose is summary description & in full description, house rules & in first correspondence with the guest. “Rentals for 2, 3 or 4 people, will have a separate charge of $xx per guest. This fee will be sent to you after you book your stay as an “Alteration request” via Airbnb.
In your first correspondence, ask how many guests or confirm the number of guests. I’m suggesting this because my last my last 4 reservation requests were for 1 person for a condo that sleeps 4. They disclosed the correct number of occupants only when asked. My price is the same whether it is 1 guest or 4, so they weren’t seeking a lower price.

I may be missing something here but my booking is set up for a price for 2 people. If a third person joins them, it will automatically charge for the third person. It’s done through the pricing section.
Additionally, my suite pricing is for 2 people using the king bed or 3 people using the king and twin. If it’s two people and they want both beds I charge a $10 bed set up fee. I always ask the guest. I send as a request money request. This is a bit of a pain if the guest only partial-paid because then I can’t send the request unit 1 week before they arrive.
I do however disclose this extra fee in the listing and my thank you for booking message and will not allow check in until they pay the fee.
