Can I create an Airbnb business profile in addition (or instead) of my personal profile?
What do you mean by a ābusiness profileā @O_Apartments ?
And why would you want to do that, @O_Apartments?
According to Airbnbās own site:
"Growing numbers of property managers, hoteliers, and other hospitality entrepreneurs are building or expanding their businesses on Airbnb. Our tools and features make it easier than ever to manage listings and reservations at scale, either within our simple interface or using integrated software.
Ready to get started with professional hosting? Airbnb is here to help every step of the way. Use this simple checklist to track your progress as you get up and running."
Business listing means you MUST have flexible cancellation policy and I am strict all the way. I donāt see it as my issue if the business person has to cancel as they should have insurance.
I think he wants to appear to be one of those property managers in his profile, not have a āfor workā listing. So he would show up as O Apartments instead of his name on the properties he manages.
@O_Apartments I may not understand what you are asking, butā¦are you just wanting to have access to the Professional Hosting Tools? If so, all you have to do is go to your profile settings and turn them on. You donāt have to have a certain type of profile.
Main reason I see (other than having the O Apartment name is that the reviews as a guest would not show up for potential guests of O Apartmentās listings.
It says " Five policies are available. Most property managers, boutique hotels, and homeownersā associations use a Super Strict policy."
In my regular profile super strict is not an option
Beside, Iād like to separate my rental business (the properties weāre renting full time), from the guests weāre hosting in our private home.
You can have a business profile instead of personal but not both, business profile does not give automatic access to super strict policy. Iām a registered business host but donāt have access to super strict (only have 2 listings)
Donāt know your location but here in the EU the biggest advantage is company name and direct contact details are on every listing you have.
Why would you want to separate your listings? @O_Apartments ?
My guess is so that the world canāt link together the home location of the owner of O Apartments.
Iād like to separate my business properties from the guests staying in my private home as they are two completely different experiences. When weāre renting parts of our home weāre taking care of everything ourselves, whereas we have staff employed to run the business properties. The locations and the standard are also completely different.
Beside, mixing them makes accounting, taxing and reporting difficult. It just doesnāt make sense to have one account for our business and our home.
It doesnāt matter to your guests whether you have a variety of listings under your profile offering different experiences @O_Apartments . Many property managers do - particularly commercial operators like yourselves who have a portfolio.
It is actually much easier in terms of accounting and tax to have one company/operation than having one for your home listing and one for the wider portfolio.
The only way I can see you separating your home listing from your wider portfolio as an advantage is if you have negative reviews on say your wider portfolio of listings and/or if you didnāt want to be associated publicly with your commercial listings.
If you are personally (self employed) doing home share and also have a company listing property and need to keep the accounts separate.
As far as I know you have 2 option
1/ Partner opens an airbnb account and looks after the home share while you host the business listings.
2/ Contact airbnb and they can authorise you to have 2 accounts with separate logins, its allowed in the T&Cs if they give permission.
@HumptyDumpty did you manage to pull this off?
