Automated Answers

Has anyone tried or answering service or something like “Burner” where it sends out automatic messages to guests when they ask questions?

I am co-hosting 10 places and my text messages go off a lot mostly for things already listed in my info sheets and binders like “Can I get a late check out?” Or “What is the wifi?”

Trying to find a good way to manage these so I can actually stop and have a bite to eat sometimes.

I use @smartbnb.io which has a fairly robust AI component. Certainly worth taking a look at as you compare services.

Automated responses to questions can be difficult. The issue I find is that I don’t want the guest to know that I’m using an automated messaging system. I have an automated check-in, check-up, check-out and review set up but the initial booking and any questions the guest asks I like to send myself.

It took me a few weeks to adjust my messages so that the preemptively answered typical questions but now I rarely get a question.

I use VREasy right now with around 40 automations- I LOVE Them. But I am so tired of daily text messages asking the same thing over and over. (Even though it’s covered in the binder in the cabins and in the info emails I snd out. I’m going to hit 15 cabins soon and it’s either hire an answering service or try some sort of automatic text messaging answer.

I’ll see what Superhost Tools are. Never heard of it. But thanks!

Edit- looks like it involves using the smart pricing. Can’t do that in my area- I’d lose thousands. AirBnB is so off on the prices in Big Bear.

Full disclosure, I built Superhost Tools. I built the tool for myself to use then figured I would let other use it too. I only have 3 listings but the messaging feature has saved me hours upon hours of time. I think the trick to the questions is tweaking your messages to preemptively answer the typical questions you get. I hardly get any questions anymore.

Yes, it has a pricing engine that is based on smart pricing but it’s disabled by default so you can use the messaging feature and not the pricing feature if you want.

We actually can detect questions from your guests and reply right away on the Airbnb conversation. This means adapting, for example, an automated inquiry message to accurately reply to their questions.

At the current time, we are supporting discount requests, questions about parking, WiFi, infants and pets, and you can also have different answers depending on the “stage” of their stay (pre-booking, pre check-in, or which the guest is staying).

We will have some announcement on this subject in the next few days/weeks.

You might want to check out AirGMS software.
It has much more functionality apart from automated responses. For communication, you can use pre-built templates and send them automatically to your guests. You can as well disable automation for certain guests. By the way, reviewing your guests is also automated.

Hi, I would recommend you check out Aviva IQ. We built this product to help automate those repetitive types of questions we kept having to respond to over and over again. When we saw how much time it saved us we wanted to share it with the rest of the hosting community. Our BETA version launched last November and it’s free.

Does it work for co-hosting? and also integrate with VRBO? Although $20 per property can get costly- but I’ll check it out

Just looked at AirGMS looks like it does do multiple account log ins and co-hosting. Does the prices you change in the calendar change in AirBnB and VRBO and other sites all at once or only AirBnB. It’s a lot more costly than VREasy at $20 per when they are $80 total- but it does look great.

None of this helps me with automated answers when guests text me typical dumb questions. Like “Is there a grill” when clearly the PDF I send out says there is a grill…

Thanks for answering back- but I can’t justify spending over $200 a month (At 10 properties) when VREasy is $80 - and as I keep expanding out to 15 properties in the next few months- it really starts to get costly.
