Has anyone found a way around the new cancellation policies. I rent one property- my home - in the summer and a 2 week cancellation won’t work in my area. On VRBO I can do no cancellations, but not on AirBNB anymore unless I subscribe to recommended software programs or have 6 total rentals. There is a 60 day out option for 10% less/no cancellation- but I need to be able to offer that now/February. Many of my rentals are for long planned events like weddings held in my town,family reunions- very few last minute rentals. 1/2 my rentals came from AirBnb last year, so this is really going to hurt me if I can’t offer any dates more than 60 days out or show up in searches. Any suggestions?
Have you called to see if you can get Super Strict 60? I’ve heard some owners say they were successful in getting this when they have properties like yours. I think you have to pay an extra percent or two to get it, though.
Many owners also charge higher prices on AirBnB than on Vrbo/direct just because of what you describe. They hope that’s enough to incentivize potential guests to shop around and book on the other platforms, where they get a lower price but a more restrictive cancellation policy.
