AirBnB no longer showing nightly rate

I just opened AirBnB as a guest this afternoon and noticed there is no longer an option for showing the nightly rate. It’s the total for the stay including all fees. I can’t even see a breakdown of the fees when I open a listing.
I’m in the US and searching for a different country (St Lucia in the Caribbean).

Does everyone else see the same?

I realize that I’ll have to mention extra-person fees to all the groups that book, because AirBnB no longer shows those. We get a lot of guests that book for a smaller group then “find” a few more relatives or friends to come with them. I don’t care as long as they tell me about it, but I don’t want to p%ss them off because AirBnB disn’t show it to them.

I set my browser to incognito, and just clicked on one of the listings that appears on the main page. The nightly rate was shown on the listing, and when I clicked on it, it showed the nightly rate, not the total (same as on the listing on the main page) plus the cleaning fee and the Airbnb service fee.
But I know that they roll out new features and changes at different times in different places.

The ones on the main page for me were all Mexican listings, so I input Toronto, to see if the nightly rate was showing or just the total. Got the same result, nightly rate shown on search page, added fees shown when clicking on the listing.

Are you sure you don’t have the slider on the upper right hand corner, next to Filters, set to show the total price?

It’s not there anymore for me. I got a popup saying “From now on, all the prices shown will include all the fees” (or something like that).

I see the total price and not the nightly rate. This is fine for me as a guest - knowing the total price for the stay is better than knowing the nightly price.

It prevents hosts from having a lower nightly rate and then adding extra person fees, high cleaning fees, pet fees and so on.

(US searching for stays in Mexico.)

So it seems the algorithm is picking up IP addresses of the searcher, even though we are searching incognito?

I’m not 100% sure but I think that incognito doesn’t mean that the IP is blocked.

Do you still have the toggle to turn off totals and see the nightly rate?

This is important to me because I use a Channel Manager for my other platforms. If I try to utilize the Channel Manager for AirBnB, they require us to go to Simplified Pricing (host pays the guest service fee). None of my competitors are on Simplified Pricing, so our rate looks almost 15% higher than our competitors if a guest searches using nightly rate. If AirBnB only shows the all-in rate, then we’d be on an even field with our competitors when we are on Simplified Pricing - and I can use the Channel Manager to manger AirBnB.

When I get the total price, it is a link. Clicking that shows me the nightly rate only in a popup. For example:

Full price shown: $760 (click the $760) and it shows: ‘Price details $190 x 4 nights $760.’

But I think that nightly rate is simply the total rate divided by the number of nights. I didn’t see a breakdown between what the host charges and the AirBnB service fee.

No, no breakdown showing fees etc., just the nightly rate and the number of nights.

Anytime. Only a VPN can let you act like being in a different country.

What Incognito Mode Does:

  • No Browsing History: Your browser won’t save the websites you visit or searches you perform[1]
  • No Cookies or Site Data: Temporary data like cookies are deleted after you close the session, preventing personalized ads or saved logins[2]
  • Private on Shared Devices: Others using the same device won’t see your browsing activity[4]

What It Doesn’t Do:

  • Not Fully Private: Websites, your Internet Service Provider (ISP), and networks (like work or school) can still track your activity[1]
  • No Anonymity: It doesn’t hide your IP address or protect against advanced tracking methods like fingerprinting[2]

Not true. It just makes sure the guest sees the impact of those up front so they don’t come as a shock after.

I have extra person fees, cleaning fees and pet fees. They are not super high but I have them all. It is helpful I think.

I G**gled about this change and the AI said that the guest will see the breakdown of fees at checkout.

@jaquo @muddy - Are you searching on a phone or a desktop? I just noticed I still have the toggle on my iPhone, but not on my desktop.

It was on the laptop.

Laptop. I occasionally use Airbnb on my phone, if I’m out and get a guest message, but I use the browser, not the app.

The first image shows what people see on the opening page of your rental. It shows the full price for 6 nights which is the total of our daily rate, $139, the cleaning fee and the Airbnb service fee. It doesn’t include the taxes.

Second image shows the price carried over from the first page plus adds in the taxes but still doesn’t break out the Airbnb service fee.

Third image is what you see when you hit the “price breakdown” button at the bottom of page 2. The price breakdown shows the total price for 6 days which includes our $50 cleaning fee, the Airbnb service fee and the taxes. It takes until the 3rd screen to breakout the Airbnb service fee from the daily rate.

The point is on the opening page the total doesn’t show the actual total price. because it doesn’t show the taxes, that’s on the second screen. Anf finally you see the total price breakout on the 3rd screen. There is not one place where a prospective guest can see our actual daily rate and also show the cleaning fee.

When I travel and use an Airbnb the first thing I look for is the daily rate and the cleaning fee. I like to see the actual daily rate. The new system is nothing but confusing for the guests. They can’t see the actual price until the 2nd screen and then can’t see the complete breakdown until the 3rd screen. No one can see the Airbnb’s fees unless they happen to click on the on the “price breakdown” on the 2nd screen.

I hate the new system and I feel it’s going to have a negative impact on our reservations. Hopefully soon I’ll be able to have enough direct bookings that I won’t have to depend on Airbnb and VRBO.

Does anyone think that if there’s enough backlash that Airbnb might reverse their decision to change back.
