2 rooms for 1 - 4 guests

Hi.

W’re new to airbnb and 2 rooms to rent. We want to list them as available for between 1 and 4 people and charge accordingly.

We can’t seem to figure out how to do this: the choice seems to be to list for 1, 2, 3 or 4 guests and then to set one, fixed price.

Any advice?

There is an option for “extra guests” in price settings:

IIWM, I would make a separate listing for each room (sleeps 1-2), and advertise each by itself. And in each listing, mention that there is a second room which can be booked together, if/as/and when available. IMHO you’ll get a LOT more 2 guest bookings than 4 guest, and a listing that sleeps 4 may not appeal to (may not even get looked at by) a couple.

Yes, what Ken said. Make 2 listings. You’ll make more money if you price for 1 with an additional fee for the 2nd person and have two rooms. You’ll just have to figure out if you actually want the stress of two separate groups and figure out the logistical aspect.
