VRBO didn't help out---watch out!

Yeah I dont have an hoa and did check the city ords. I am ok for now but
airbnb is meeting in Tallahassee this month trying to block any ruling
against us or them. Whats funny is Airbnb/VRBO needs the owners to show up
to fight the battle but doesn’t help on issues that effect the individual
or so it seems.

HA / VRBO does not own the credit card processing company. It is outsourced to the very incompetent Yapstone/VacationRentPayment.
That is why they can’t help.
Until they replace Yapstone, everything paid with a credit card needs to be handled by the owner in a proper fashion in case of a chargeback or dispute. Or theft or fraud.

  2. have a signed contract

By any chance could you point me in the right direction for a contract? The only contracts I have seen are for longer term rentals that give up too many rights to the renter. No sure where to turn. TY for any help you can give

Very true. I never could figure out why the companies want me to drop my prices when I am totally booked out.

wow thats pretty sad. This was one reason why I used VRBO. I make people sign up for the insurance. I have used it with no issues. However, I am not willing to stay with VRBO simply because they do not collect id’s. Maybe that is a new business just waiting to be formed.

No online service can guarantee that the person entering your house is the one that booked. You have to be physically present and check the IDs yourself. (Yes, I understand that VRBO isn’t even trying and Airbnb is) It’s all a matter of risk tolerance.

I would contact a local lawyer who specialises in property law and ask them to draw one up for you based on your specifications.

On VRBO, the insurance is also void if anyone books less than 24 hours in advance. We stopped listing on VRBO about 3-4 months in and never looked back. We maintain over 80% occupancy every month via Airbnb and direct bookings.
