Another effect of going low is that the bloke next door (or your nearest ‘competition’) might see it and lower his price to below yours. Then you see his and lower your price even further. Then he sees your new price etc. etc. etc.

The opposite works as well! I get a certain amount of entertainment out of raising my prices about a week out if I’m not booked. Then I sit back and watch my neighbors raise their prices too. I’m pretty sure that we all win

That’s an excellent explanation. Rarely have I seen it spelled out so clearly. This is a very strong argument for not charging too little.

When we started out we charged at least half as much as we are now. I have noticed the guests went from people you would see in the hood to families and business people commuting for work. We never had many issues when it was cheaper but now we get better, more detailed reviews which only helps more people book.
