I allow late self checkin ins (past midnight) and if they disclose by 6 pm, there’s no fee but if the guests just arrive late there is a $50 fee. I mostly find it’s guest with fight delays so I’m cool with that. My only issue is that I’m a mother and I actually worry and don’t sleep as well until I know they safety get in. (I check my phone.).
Any rule we set as hosts has to be operationalized, and that can be difficult. We have self check in at the units on our property. I never list a maximum check in time, as in my experience most guests aim to arrive at a reasonable hour. When they don’t, it is usually because of a transportation delay. I know from my own travel experience that such delays are exhausting and stressful and I wouldn’t dream of cancelling someone because they were going to be late.
When a guest tells me they have been delayed, I let them not to worry, that their unit is ready and waiting for them. I do request that they try to arrive quietly as we have other units on the property. If I find out early enough I’ll message the other guests to let them know that incoming guests have had a travel delay and will be arriving at a late hour and there may be a bit of noise. I apologize in advance for any inconvenience.
On a positive note, a guest that arrives in the middle of the night for a one night stay is only using your property for a few hours prior to check out. Very little opportunity to make a mess or cause a disturbance.
