Should I respond to reviews?

I agree, probably stoned and trying to mess with you…kick it to the curb. I am sure you are just a nice person and them not so much.

Here’s how I do it as far as mentioning it in the listing—check the photo. I have the same set up as you do…two houses next door to each other, each on its own separate 100 foot wide lot, and I live in one.

Also, I have a photo of the Google earth view showing the two properties so guests can see the neighborhood layout and get a feel for how close the houses are.

I did reply once to a woman who claimed she was being surveilled from the main house and that the pool wasnt salt (it is) and turned her hair green. Like the OP, I was concerned that people could think I am a curtain twitcher and that I lie about the type of pool that I have ha ha. That’s the only time I’ve replied to a negative review.
Hope it didn’t come off as defensive and undignified!
In the end, all the positive reviews should outweigh the horrid ones.

I would definitely put upfront and early in my description that you live close (within a stone’s throw?) to the property and that you are available to the guests. This will deflect some of those guests who may want to engage in activities that you don’t like. I have a house rule that guests have to be at least 25 years old. The biggest hints are just joining airbnb or no reviews, not being forthcoming with who they are or why they are traveling, and grammar! Often, once I ask them a few friendly questions, they will open up and be friendly. I approve plenty of under 25 who, with a little nudging, respond in an agreeable manner and turn out to be great guests. Regarding their review, it is easy to see that they are hyper critical. I would address the safety issue and forget the rest

I have it all over my listing that I live next door to one of my properties, I do this in hopes that people with bad intentions do not book. I also don’t get unreported guests or pets . I did get one group that brought 3 dogs instead of 2, I caught it immediately, let them know I would make an exception to my 2 dog rule, sent them the pet fee and everyone was happy. I think they weee not trying to avoid the fee, but we’re trying to push my pet limit, which is one of my rules that I will frequently bend.
