Second freeloader refund attempt guest in the making

When you get it I suggest you put a screen shot of what it “sees” in your listing. Make clear it’s just monitoring the door, not the entire back and also mention that it doesn’t record sound. Act like cameras are there for the guest’s protection, not yours.

I hate this. I haven’t had anyone make false claims (yet), but I also make a point to take 10-15 minutes to video my entire place, including inside cabinets and drawers, toilets, sinks, beds, exterior, etc. The only thing I don’t capture is “under the covers” of the beds. I do it w/i an hour or 2 of guest arrival.

Something to consider if it’s possible (I realize it isn’t doable for everyone).

Please take advantage of ABB’s new policy of covering pet damage/extra cleaning in these situations if you cleaners charge you more than usual.

One of the times I charged for extra people the person refused to pay. ABB paid me in full, after a lot of back and forth (tried to give me a fraction…keep that in mind when stating what they owe you…charge for all the extra people in case you only get paid for a few).

My cleaners normally take about 30-50 photos after each clean which is great because I have what I need should we ever go there with a guest. What’s even better is that they requested that - not us

Let them stew. And DO NOT respond to them, only to AirBnB Customer Disservice. And please, please review them (you have 14 days, so take your time) after reading some of the threads here about reviewing bad guests. The reviews are for other hosts.

So far the guest hasn’t filed any formal complaints and also hasn’t sent any pictures of the filth they were complaining about. They are just sending angry messages - upset that we told Airbnb they violated our house rules.

My cleaning crew says they don’t see any sign of damage / out of normal dirt so that’s good news.

Whew what a relief. That was a lot of people for things to be “as usual”.

Yup ! They did say every single linen , blanket , towel , washcloth etc has been used. It’s quite the laundry turnover.

I always review - and I’ve only had 1 other bad guest - and this forum was great for helping us formulate a response.

Even for my other bad guest - they didn’t wreck the house or anything. It’s more of them trying to bully us into providing a refund after their trip. It’s like people just want to have a free weekend because our account looks newer.

It’s also crazy having someone claim your place is unlivable when all of your other reviews are glowing about how spotless the place is!

Those kind of guests really are crazy when they don’t realize that their total outlier review is not going to be believed by anyone and just makes them look like a jerk and a guest no sane host would want.

@JJD Remember your recent birthday getaway where the host had no boundaries and you had to clean before you could even get settled?

Didn’t he have a bunch of great, including cleanliness, reviews?

Yes. He had all 5 stars, but he only had 16 reviews or something. It was so dirty. And not dusty dirty or old-house dirty, but it was gross-body-fluid-unsanitary dirty. Too gross to even take pictures. And, yes, he had reviews specifically mentioning that it was clean.

I don’t know how that happens, but someone dropped the ball on cleaning before our stay. Ultimately it is the host’s fault for not checking to make sure it was clean before our arrival.

Right! Look at this “actual picture” I got from a guest messaging me at 1am about bugs on his bed (turned out to be…2 dead mosquitos).

I’m not proud to say I may have been a little harsh with dude for sending a stupid complaint like that…at 1AM. But, come on? We left each other well-deserved, good reviews, but I had to set him a little straight on “bed bugs”. You don’t have to read my “blast” but it’s attached if you want to amuse yourself.

@JJD and I even wrote a song about it :rofl: (I’m sorry @JJD, it’s stuck in my head again!)

We actually have a whole paragraph about bugs. Our cabin is in a forest - and even with professional routine pest control - we cannot promise you will never see a single spider or lady bug or possibly even a scorpion.
