5/4/4 isn’t too bad. I’ve given people 4 for cleanliness for about the same as you described. I guess only you know what to give, you saw the situation there.

Re: texting. I try to keep all communication on the platform in case something bad happens. Like my recent chargeback issue w/a twat on VRBO.
What I do is, if guest won’t respond to an important email on the platform, I text them and ask them to read the email and respond ( or not, your choice).
I communicate on the platform because the Support (dipshits) constantly asked me if the communication took place " on their secure platform". They needed to read all the crap that was said.
