You are all correct that if a guest adds it all up, then price is an issue. However, if one place has low rate and high cleaning vs. low cleaning and high rate, all things being ‘equal’, I just doubt that someone will choose one over the other because they were ticked off by the pricing of the cleaning.
I did that a month ago: the title is “… 2-bedroom suite no cleaning fees.”
There is no “control group” for comparison, but we ARE already 65% booked for the first three months of next year, and booked 1/3 of the way to our target revenue for next year with summer travel season 50% booked
