I had a lady book for this weekend in mid June. Her message, “hi there” it was instant book and she has three positive reviews. I’ve heard nothing since. No response to several messages, including three this week, one of them this am requesting ETA. Should I call Airnb? My phone doesn’t do text, so I can’t text. I use the Airbnb message system.
Unless you have a check in procedure that does not require you to be there and that has been sent to the guest, I would say call ABB within 24 hours of the guests check in time (not sure from your post if the guest is arriving Fri or Sat).
That’s just what I would do, as I am a host who has a shared space and prefer to greet guests personally.
I called Airnb and aside from them planning to “reach out”, the advisor asked if I was willing to give a full refund! Duh no. I’m on strict, guest has failed to communicate and they are due here in two days.
Obviously, they don’t care that the dates have been blocked for six weeks, it’s during my very limited high season, and I have bills to pay. People rarely book my place with less than 2-3 weeks notice.
I totally understand, I have a strict policy also, and a season that is really only good for 10-12 weeks. Stick to your guns, let them ‘reach out’, (which I assume means calling them?) and see what happens.
It truly bothers me beyond belief when people blow the ABB off…because I’ve usually done way more cleaning than I normally would, have stocked english muffins and a few other things to have on hand that I would normally never eat, AND put my entire life on hold for their check-in window.
ABB will probably be a great thing for me when I am retired, but if you are a host with a demanding full time job that averages 50hrs/wk and maybe even a part time job…ABB just is barely worth it, unless you have a higher end rental.
I need to do Airbnb in order to keep my home. Post head injury, I’ve not been able to work full time. I hire a cleaner and a general handyman, lawn care chap. As I can’t bend my head, and a few other difficulties, I’ve had to pay someone to plant the garden. In order to maximize my Airnb and my home value, I’ve done extra landscaping and bought some new to me garden furniture. I see this as a business venture with overhead costs and a certain amount of capital improvements. I’m not high end, but I’m not a cheap rental as that leads to damage, annoying neighbours and poor return on investment.
It’s not like friends cancelling a weekend visit and the cleaning you wouldn’t have done, but did because guests were coming, it’s business.
Can you freeze the muffins?
Just heard from guest, they are coming. One less thing to worry about.
But did they give you a time???
