Thanks - this is helpful for sure. I am kind of having second thoughts about this. Will look into my own insurance for sure - I paid extra for use as an Airbnb, but not sure if it includes renting out the whole house. My downstairs suite is so small (and I advertise that I am home upstairs) that nobody is likely to have a big party. I did see a bunch of extra people on the deck one evening though, and pretty sure they stayed overnight, so I think the potential for cramming a lot of folks into my 3 level, 4 bedroom house is huge.
I would ask for a specific acknowledgement of the no party rule and make sure that they know that someone nearby will be aware.
