Thanks everyone. I changed my listing to just the one room, and when I get the urge, I’ll add a listing with 2 rooms.
FYI The three rooms (2 beds, 1 Bathroom) are on the top floor, so I think that ticks an attractive box for privacy, so I won’t go down the ‘rent both beds separately and they can share the bathroom’ route.
Good plan - it’s only worth doing that if you really need the money. When I did it, reviews were never above 76% 5 star. It takes a lot of monitoring to make sure one set of guests don’t monopolise the bathroom etc. Hope it all goes well!
We share bathrooms here and it doesn’t seem to hurt us much. I just got this email today from Airbnb;

(although their sentence structure is a bit off)

The sentence structure is painful actually. I read it about three times, including one time out loud. Still makes no sense.
