In my experience it seems the children “messes” depend more on the dynamic of the group. I also sleep six guests maximum. I have noticed that when a grandparent is present, things seem to be kept in order. Or if there are older children in the group, they seem to help keep the little ones in line.
Others will say their worst guests are families with teenagers…but I like those. My worst guests are when the group is made up of one couple and more than two small children, no grandparent present.
My guests are so lovely, one of them helped me fix my broken tap today. They reported when they found the water was non-stop from the bath tub, and then turned off the water main for me. I brought tools and drove there immediately, and I called RACV emergency assist on my way there. The emergency service couldn’t give me an estimated time due to yesterday’s flood and hence too many reported cases to handle.
I arrived and found only washer failed so I rushed to Bunnings for parts, and cancelled the emergency service because it was easy fix. Then my guest just volunteered to do all the fix job when tools and parts were ready. I thanked him with some fruits and drinks
I know exactly what you mean. I can’t even stand microfiber sheets in the summer for that reason. Honestly I have not slept on this one as it is in the guest room. No guest has complained. I have a cotton poly fill mattress pad on top of this, then the fitted sheet. I would definitely want a more breathable pad on top of any foam or waterproof cover.
Thanks again, K9KarmaCasa, I am going to put the waterproof on and then the regular cover I am using. I use a plush cover made by a local mattress factory that i like. I will try out and tell you.
Agree with you - I am also in Australia, but in a remote area. I don’t get a huge amount of bookings, but I am happy with that. My tip would be to get some cheap prints for the walls - does make a huge difference. I too went to the Reject Shop and got some great prints - they regularly have them on sale for $20 - now with the Xmas sales would be a great time. Also look for print sets (check out the picture of my bedroom in my listing) - they look really good. Nothing gaudy, just pleasing on the eye and generic.
Same with linen - I still swear the Target sheet sets are better than expensive brands, and wash and dry fantastic. I buy good towels, but not expensive towels - I have a few sets so as to rotate. There are plenty of good quality towels around - check on line sales also. Agree - get some beach towels.

Thanks for your fantastic tips. I’m gonna check Target and the Reject Shop for prints. I bought some linens and towels from an online hospitality supplier in NSW, the quality was disappointing (almost half got lubricating oil marks) and I checked Target later, the price was only 10% more expansive but quality are much better. So Target is the choice for me when I need more in the future.

They didn’t have anyone in my area, although half my guests seem to be professional photographers!
Thank you avilavista! I didn’t use professional photography service but I plan to in the future. I used iphone 7 and picked a sunny day. My husband used iPhone 6 and the quality was much worse, he told me apple upgraded the camera for iPhone 7 in many aspects. I don’t understand what he told me but the end results show it is a lot better. I think you can try using some lastest smart phones, I believe other brands should offer similar quality photos due to competition.
I heard Airbnb need more photographers, if someone in your area signs up with Airbnb, you will have access to the service, so keep checking every few months
