There is something I’ve heard referred to as a “neutral” or “Admin.” cancellation, meaning that neither the host nor the guest is penalized in any way- the host gets no penalties and the guest gets a full refund (altho they’ll lose the Airbnb fees, I believe). I don’t know what the procedure is for Airbnb to know that both the host and guest are in agreement about the cancellation, but they will let you know. It might just be a matter of them looking at the messages between you and the guest, or maybe they send something to confirm, I’ve never done one, but know it’s quite possible.
Thanks for the feedback everyone. I appreciate it a lot.
I’d certainly consider a 6-month local booking for many reasons. I believe AirBnB is allowing cancellations now for COVID 19 no matter where your place is located. You could write 1 sentence at the top of your booking (if the system shows you cancelled against policy) explanation. Then block your calendar until you decide to re-open. Even if we lost SuperHost status, we’d build it back up again when we re-opened. In our region there is a serious housing shortage so a 6-month booking helps with local community. Good Luck!
Personally I wouldn’t leave AirBnB. Simply block the calendar. You’ve done all the work to set it up, photos, etc. People will be able to notice your open calendar in the future and book then.
