Listing My Two Bedroom Or Individual Private Rooms

Advice please. I have a one bedroom apartment which I can turn into a two bedroom apartment. Would I be better off renting the apartment as a two bedroom or rent each room privately.

Depends on your target market. Who are you looking to rent to.

When you say turn it into a two bed, how are you doing this? Would you lose communal living space?

The answer is a resounding YES. We can’t tell a darn thing without a whole lot more details about you, the market/city/region where you live. details of the square footage of the bedrooms, layout of the apartment, etc. etc.

Try to ask more targeted, specific questions, please.

target market is people that are vacationers looking to visit NYC . Two private individual bedrooms could be made it would lose some communal space.

Where would you rather stay? In a home where you and your family/friends are the only guests or a space where there are strangers in the next room?

I think you’re better off renting the apartment as a two bedroom. As you are offsite, if you rent to two separate groups of guests you will constantly be put in the middle of their conflicts. A few that come to mind are: bathroom schedule, kitchen schedule, bathroom and kitchen clean up, one group thinking the other group is too loud, guests accusing members of the other group of stealing their belongings.

I have a 2-bedroom apartment that I rent as 2 separate private rooms. I chose to list this way because the laundry machines for the building are in the rental unit and I need to be able to wash clothes while I have guests (I live downstairs). I also have a listing for both rooms together (for larger groups) and I haven’t been able to get bookings at the same rate. In other words, I make more renting as 2 separate private rooms. I think results could be different if you were renting a 2-bedroom place as an entire place (rather than 2 private rooms).

@homeshareable, what city are you in? If NYC I’m wondering if NYC is a special case where 2 shared makes more.
